This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007 and the 2006 UPC with amendments on 7/10/2007. For initial construction: Effective 1/1/2007 the Inclusive Home Design; starting 3/1/2009 Solar Water Preparation and 7/1/2009 Solar Photo-Voltaic Preparation are required for all new SFR and duplex plans. Show the code references on the plans. Amendments to adopted codes are at the City web-site http://www.tucsonaz.gov: Planning, Building, & Business; under the Building topic; Building Ordinances and Codes; Building Codes SITE PLAN: 1. Show the water pipe size between the meter to the building and point of connection for new plumbing. The supply pipe must be sized for the calculated load, 2006 IRC 2903.7. FOUNDATION PLANS: 1. Clarify the minimum 12" footing depth below undisturbed soil for all exterior walls, R403.1.4. Change the footer reference shown on the Foundation Plan (Slab Pour) from 2/2 to 1/2. 2. Revise the Alternate Braced Wall Panel notation (sheet 3.0) with a device and an installation method that provides the required 1800 LBS uplift capacity, R602.10.6. The HPAHD22 is rated less than 1800 LBS when installed with end distance less than 8" and with fewer than 23 -16d nails. FLOOR PLANS: 1. Clarify the proposed construction by removing references of optional construction, R106.1.1. Items may be added or removed during construction with revisions to the approved plans. STRUCTURAL PLANS: 1. Specify and detail all over-framing connections for intersecting pitched roof assemblies. Provide a minimum opening of 22" by 30" for access and ventilation between existing and new attic areas (>30 S.F.) on the Roof Framing Plan, R807. SECTIONS - DETAILS: 1. Remove one of the sets of Demo Keynotes on sheet 2.0, R106.1.1. The two sets of keynotes are not consistent. 2. The installation of a fiber glass shingle on roof surfaces over unvented attic space may void the manufacturer's warranty. Show compliance with R806 by providing tile, metal or built-up covering, or show the shingle manufacturer's requirement. PLUMBING PLANS: 1. Provide water hammer arresters wherever quick-closing valves are installed in a water distribution system. The devices should conform to ASSE 1010-2004. Water hammer arresters are required for clothes washer, dishwasher and refrigerator water connections, IRC P2903.5. 2. Show a water supply pipe size in compliance with IRC P2903.6. 3. Clarify keynote #6 identifying the gas supply pipe. 4. Show segment lengths for G and H on the Gas Line Dimensions diagram. 5. Provide gas pipe sizes in compliance with connected demand, IRC G2413.3 & Table G2413.4(1). A 110 foot line with a 370,000 demand requires a 1-1/2" supply pipe size. 6. Provide branch pipe sizes in compliance with IRC G2413.3 & Table G2413.4(1). MECHANICAL PLANS: 1. Show combustion air compliance for appliances (water heater) in confined spaces, G2407.5 or G2407.6. ELECTRICAL PLANS: 1. Show a smoke alarm on the outside of the bedroom door, R313.2. 2. Show the location of Panelboard "B" including surrounding walls for verifying a clear working space of 30"wide x 36"deep, E3305.2 and location other than in a clothes closet or bathroom, E3305.4. 3. Show the bathroom lavatory receptacle on a separate 20 AMP circuit (dedicated) with outlets at no other location, E3603.4.
