This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: 1. Provide two copies of the corrected set of drawings and one set of the first submission for reference. All corrections and revisions shall be made on original tracings or finished reproducible set. Pencil and/or white out on final prints will not be acceptable. To expedite review, please cloud the originally submitted set with red ink and limit clouding on final set. Ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. 2. As of 6/12/2007 the City of Tucson has adopted the 2006 IRC. All plan pages should reference this code. Appeal to the Building Official for use of the 2003 UPC or 2003 IRC. FLOOR PLAN: 3. Doors between a garage and a residence shall be self-closing minimum 20-minute fire-rated, R309.1 as amended. 4. Specify nonabsorbent wall surface minimum 6' above the floor with fiber-cement board backing in tub/shower enclosures, R307.2, R702.4.2. STRUCTURAL / FRAMING PLAN: 5. Provide roof framing information for the existing portions of the building, R801.2. 6. Specify the location and size of all scuppers. 7. Justify the size of the rafters specified over the new living area. SECTIONS - DETAILS: 8. Provide a cross section for the back porch design. 9. Provide a cross section for the garage that accurately reflects the interaction with the adjoining wall of the house. 10. Label each cross section individually. PLUMBING PLAN: 11. Shower and tub/shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type. MECHANICAL PLAN: 12. Show supply and return air ducts with a minimum R-8 insulation when located outside the thermal envelope, R1103.2.1. 13. Specify the size of return air ducts and register sizes, M1602. Minimum duct/register size: heat pump or air conditioner - 6 sq. in. / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU). ELECTRICAL PLAN: 14. All meters shall be located on an exterior house or garage wall, but not under a carport, breezeway, patio, porch, or area that can be enclosed with building expansion, TEP SR-405. 15. Bedroom outlets shall be protected with combination-type arc-fault breakers (receptacles, lights, and smoke detectors), E3802.12. OUTDOOR LIGHTING CODE 16. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. Model plans should specify a minimum lot size for the proposed exterior lighting. INTERNATIONAL ENERGY CONSERVATION CODE: 17. Specify the "U" factor and the solar heat gain coefficient of the windows and doors. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13, N1102.1. 18. Specify the minimum prescriptive value for ceiling insulation or justify with a ResCheck calculation.
