Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007 and the 2006 UPC with amendments on 7/10/2007. For initial construction: Effective 1/1/2007 the Inclusive Home Design; starting 3/1/2009 Solar Water Preparation and 7/1/2009 Solar Photo-Voltaic Preparation are required for all new SFR and duplex plans. Show the code references on the plans. Amendments to adopted codes are at the City web-site http://www.tucsonaz.gov: Planning, Building, & Business; under the Building topic; Building Ordinances and Codes; Building Codes

SITE PLAN:

1. Indicate the location of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1. Water meters are usually set at the property line.
2. Show the water pipe size between the meter to the building and point of connection for new plumbing. The supply pipe must be sized for the calculated load, 2006 UPC 610.1 or 2006 IRC 2903.7.
3. Show compliance with the Pool Barrier requirement by including a barrier between the addition (openings) door/windows and the pool, if the pool is not enclosed with a continuous 5' barrier, 2006 IRC Appendix G (Amendment).

FOUNDATION PLANS:

1. Show compliance with termite treatment, R320 as amended.
2. Show the anchor bolt spacing, maximum 6' o/c and within 12" of each sill plate end, R403.1.6.
3. Show red head size, minimum ½" diameter x 6", R319.1 & R403.1.6.
4. Show the 6" minimum foundation height above finished grade, R404.1.6.

STRUCTURAL PLANS:

1. Provide truss plan spans consistent with dimensions shown on Floor Plans, R301.1. The Floor Plan shows a building length of 58'-2" and the Truss Design shows 64'.
2. Provide appropriate header sizes for supporting the new roof, Table 502.5(1) & (2). The 8 foot openings at the Family and Game Room are undersized.
3. Notate or detail double trimmer and headers with framing anchors (show sizes) at framed door and window openings exceeding 4', R802.9.

SECTIONS - DETAILS:

1. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.
2. Show the weep screed with a minimum clearance 4" above grade or 2" above paved areas, R703.6.2.1. This may require a design with concrete stems.

PLUMBING PLANS:

1. Show the water heater with a drip pan when drain to the building exterior, P2801.5.
2. Show a pressure and temperature relief valve at the water heater. A metallic T&P line must terminate at the exterior between 6 and 24 inches above grade and must terminate facing down, UPC 608.5. IRC P2803.6.1.
3. Provide water hammer arresters wherever quick-closing valves are installed in a water distribution system. The devices should conform to ASSE 1010-2004. Water hammer arresters are required for clothes washer, dishwasher and refrigerator water connections, UPC 609.10. IRC P2903.5.
4. Provide pipe sizes (diameter) for verifying control of excessive water flow rates, IRC P2903.6.
5. Show an individual accessible water supply shut off for the dwelling unit, IRC P2903.9.1.

MECHANICAL PLANS:

1. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1.
2. Show dryer vent size and location for venting to exterior, M1501.
3. Show bathroom exhaust fan locations for venting to exterior with minimum 50 CFM rating R303.3 and M1507.3.
4. Provide return air duct and register sizes meeting minimum requirements of 72 SQ IN/ ton, M1602. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN per 1,000 BTU, M1403.1 (1 ton cooling = 12,000 BTU).
5. Show combustion air compliance for appliances in confined spaces with a minimum of one exterior free area opening of 1 SQ IN for each 3,000 BTU rating terminating within 12" of enclosure top and with clearance of 1" sides and back and 6" from front of the appliance, G2407.6.2. Two exterior openings may be shown per G2407.6.1.

ELECTRICAL PLANS:

1. Smoke alarms are required outside each separate sleeping area, R313.2.
2. Revise the panel schedule showing all general descriptions, E3304.11 & E3606.2. Add an entry for the exterior receptacles.
3. Show receptacle outlets at each kitchen counter space wider than 12" with no point along the wall line more than 24" from a receptacle outlet, E3801.4.1. Add at the countertop above the dishwasher and between the two countertop receptacles (circuit #7 & 9) more than 4 feet apart.
4. Show the receptacle outlet at the kitchen island with ground fault circuit interrupting protection. Label each receptacle GFCI requiring such protection, E3802.
5. Show or notate a disconnect means or a locking breaker for the water heater, E4001.5.
6. Specify recessed lighting with 3" separation from combustibles or IC listing, R808, and compliance with energy efficiency leakage, N1102.4.3.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Show the maximum "U" factors of the windows and doors on the plans, N1101.2.
