This site is located in the R-2 zone (LUC Section 2.3.5.2.A.2). The Development Designator is "K" (LUC Sections 2.3.5.2.A.2 & 3.2.3.1.C) and the Perimeter Yard Indicator is BB (LUC Sections 3.2.3.1.C & 3.2.6.4). The DDO process and approval is required for the setbacks on all four sides. The required setback for the interior lot lines is the greater of ten (10) feet or three quarters (3/4) the height of each wall facing a property line (LUC Section 3.2.6.4). Ten (10) is required on the north, south and east property lines (LUC Section 3.2.6.4). The proposed setback to the north property line is zero (0). The proposed setback is four (4) feet, three (3) inches to the south property line and three (3) feet, four (4) inches to the east property lines. The required setback to the front (west) property line is the greater of twenty (20) feet or one and one half (1 ½) the height of the structure's wall facing the front property line (LUC Section 3.2.6.5.A). The required setback to the front property line is twenty (20) feet. The proposed setback is six (6) feet, eight (8) inches. |
