Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval.

GENERAL REQUIREMENTS:
1. Provide two copies of the corrected set of drawings and one set of the first submission for reference. All corrections and revisions shall be made on original tracings or finished reproducible set. Pencil and/or white out on final prints will not be acceptable. To expedite review, please cloud the originally submitted set with red ink and limit clouding on final set. Ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.
2. As of 6/12/2007 the City of Tucson has adopted the 2006 IRC. All plan pages should reference this code. Appeal to the Building Official for alternate code use.

FLOOR PLAN:
3. One exit door shall be side hinged not less than 3' wide, R311.4.2.
4. Show the location of attic access min. 22"x30", R807.
5. Specify the accessible route with a no-step entry, IHD 10463.

STRUCTURAL / FRAMING PLAN:
6. Provide minimum 2'8" width of all alternate braced wall panels in accordance with R602.10.6.

SECTIONS - DETAILS:
7. Specify wall and ceiling covering on all wall details. Note: Ceiling gypsum board must be either 5/8" or ½" sag resistant when applied to ceilings framed at 24" o/c, IRC table R702.3.5 footnote d.
8. Provide cross references to applicable details on cross section drawing.

PLUMBING PLAN:
9. Cleanouts are required at the kitchen sink area UPC 707.4 W/ State amendment.
10. All construction drawings submitted after June 1, 2010 for one- or two-family dwellings must provide segregated building drains for future gray water utilization, Ordinance #10579.
11. All construction drawings submitted after March 1, 2009 for one- or two-family dwellings require a solar water heating system, or future installation preparation with one of the following provisions: control and ¾"water piping; 3" metallic sleeve; or an accessible attic over the water heater.

MECHANICAL PLAN:
12. Show supply and return air ducts with a minimum R-8 insulation when located outside the THERMAL envelope, R1103.2.1.

ELECTRICAL PLAN:
13. Bedroom outlets shall be protected with combination-type arc-fault breakers (receptacles, lights, and smoke detectors), E3802.12.
14. On June 17, 2008, Mayor and Council unanimously voted to require all new residences to be solar ready for electric (PV). Starting July 1, 2009, all new single family homes or duplexes must include in the plans either a photovoltaic system or preparation for later installation of a PV system in order to receive a permit.

OUTDOOR LIGHTING CODE
15. Clarify which outdoor lighting fixtures will be shielded.
