COMMENTS: the following comments are relative to an application for a Design Development Option (DDO).


This site is located in the R-2 zone (LUC Section 2.3.5.2.A.2). The Development Designator is "K" (LUC Sections 2.3.5.2.A.2 & 3.2.3.1.C) and the Perimeter Yard Indicator is BB (LUC Sections 3.2.3.1.C & 3.2.6.4).

The minimum setback to the north property line is the greater of ten (10) feet or three-quarters (3/4) the height of the structure's wall, measured for design grade to the highest point (LUC Section 3.2.6.4 & Illustration 3.2.6.3). The height of the south wall of the proposed second unit is nine (9) feet, six (6) inches. The required minimum setback is ten (10) feet. The proposed setback to the north property line is three (3) feet.
