This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: 1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. SITE PLAN: 2. Show the location of utilities to both buildings, R106.1.1. FLOOR PLANS: 3. Specify the size and operation of all windows. FOUNDATION PLANS: 4. Specify the size of (or minimum size of) the landing or floor surface required at all exterior doors, R311.4.3. STRUCTURAL PLANS: 5. Clarify the diaphragm between trusses as called for on braced wall note. 6. Provide cross references on the framing plan to page 5 for the appropriate details. 7. Provide reference on framing plan for location of header schedule. ELEVATIONS: 8. Provide an attic space ventilation calculation and note the size and location of all attic vents needed to comply or show compliance with unvented attic space criteria, R806.2. SECTIONS - DETAILS: 9. Provide cross section of existing building that will remain including roof framing, wall and footing construction and compliance with current energy efficiency measures. 10. Ceiling gypsum board must be either 5/8" or ½" sag resistant when applied to ceilings framed at 24" o/c, IRC table R702.3.5 footnote d. PLUMBING PLAN: 11. The 2006 Uniform Plumbing Code and the 2006 International Plumbing Code are not interchangeable. Only one code may be used in the plumbing design. Verify all fixture unit values reflect the applicable code. 12. Provide protection of (indoor rated) equipment located outdoors, UPC 508.27. 13. Include plumbing fixtures located in the second dwelling unit on water supply schedule and calculations or show individual water meters. MECHANICAL PLAN: 14. Clarify the HVAC system components (is it a heat pump or a gas pack?) ELECTRICAL PLAN: 15. The light in the laundry area may not share the laundry circuit, E3603.3, 3801.8. 16. Bathroom receptacles require a 20-amp circuit, E3801.6. 17. Exterior receptacles at grade level shall be provided at both the front and back of the dwelling, E3801.7. These outlets shall be GFCI protected E3802.3. 18. At least one wall switch controlled light or outlet must be provided at all outdoor entrances or exits, E3803.3. 19. Show receptacle outlets at each kitchen counter space wider than 12" so that no point along the wall line is more than 24" from a receptacle outlet, E3801.4.1.
