COMMENTS: The following comments are for the purpose of applying for a variance before the Board of Adjustment.


The site is in the R-1 Zone (LUC Section 2.3.4.2.A.1.). The Development Designator is "G" (LUC Section 3.2.3.1.B). The Perimeter Yard Indicator is AA (LUC Section 3.2.6.4).

The request for variance is for a reduced setback and driveway length along the north property line. The request for the variance also includes reductions in the side yard setbacks.

The minimum setback is twenty (20) feet to the property line (LUC Section 3.2.6.5.A). The minimum driveway length is eighteen (18) feet to the property line from the front door of the garage (LUC Section 3.2.6.5.B.2.a). The proposed driveway length is ten (10) feet to the property line.

The minimum setback is the greater of six (6) feet or two-thirds (2/3) the height (H) of the structure's wall facing any interior lot property line (LUC Section 3.2.6.4). The required setback for both the shed additions to the west and the patio addition to the east is six (6) feet (LUC Sections 3.2.3.1.B and 3.2.6.4). The proposed setback is one (1) foot to the west property line. The proposed setback is three (3) feet six (1) inch to the east property line.
