| 10/26/2011 | STEVE SHIELDS | ZONING | REVIEW | Denied | PDSD TRANSMITTAL FROM: Steve Shields Lead Planner PROJECT: Airgas West Inc. T10CM01467 Site Plan (2nd Review) TRANSMITTAL DATE: October 26, 2011 COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for a greater than 25% expansion of site area. 2. This comment was not addressed correctly. Per D.S. 2-08.4.1.B a sidewalk will be provided adjacent and parallel to any PAAL on the side where buildings are located. The striped area does not meet the requirements of a sidewalk, see D.S. 2-08.5.1. D.S. 2-02.2.1.A.12 Per D.S. 2-08.4.1 a sidewalk is required adjacent and parallel to any PAAL on the side where buildings are located and per D.S. 3-05. a five (5) pedestrian refuge area must be maintained between any enclosed structure and a PAAL. That said provide the required sidewalk and refuge area along the northwest side of the building. 3. D.S. 2-02.2.1.A.12 The proposed striped cross walk shown running from the accessible vehicle parking space presents a safety hazard. Zoning recommends that the accessible vehicle parking space be reconfigured so that the access aisle is on the west side of the parking space. 4. Depending on how the above comments are addressed addition comments may be forth coming. If you have any questions about this transmittal, please contact me at Steve.Shields@tucsonaz.gov or (520) 837-4956.
