Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval.

GENERAL REQUIREMENTS:
1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

SITE PLAN:
2. Specify the location of all utility lines and service meters, R106.1.1.

INCLUSIVE HOME DESIGN:
3. Remove reference to unincorporated Pima County.
4. Provide all switches, receptacles, and controls within 48 inches of the floor but not less than 15 inches above the floor (including thermostat controls), 1003.9.
5. As of 6/12/2007 the City of Tucson has adopted the 2006 IRC. All plan pages should reference this code. Appeal to the Building Official for use of the 2000 IRC.

FLOOR PLAN:
6. Specify a "U" factor and solar heat gain coefficient of the windows and doors that meets or exceeds the requirements of N1102.1. The simplified prescribed energy value for climate zone 2B glazing and skylights is U=0.75, the default SHGC is 0.40.

FOUNDATION PLAN:
7. Specify foundation hold-downs for alternate brace wall panels that have minimum uplift capacity of 1800 lbs, R602.10.6.

STRUCTURAL / FRAMING PLAN:
8. All exterior wall lines shall be braced and parallel interior wall lines shall be braced at intervals not exceeding 35' from exterior wall lines, R403.1.6, R602.10.1.1, R602.10.8.
9. Specify 8 foot minimum length of braced wall type #3, R602.10.4.
10. Specify the location and size of all roof drains/scuppers.

ELEVATIONS:
11. For thin-coat stucco systems, indicate the ICC ESR #, system name, and vapor barrier, R703.6.

SECTIONS - DETAILS:
12. Show stucco weep screeds with a min. clearance 4" above grade or 2" above paved areas, R703.6.2.1.

PLUMBING PLAN:
13. All construction drawings submitted after June 1, 2010 for one- or two-family dwellings must provide segregated building drains for future gray water utilization, Ordinance #10579.
14. All construction drawings submitted after March 1, 2009 for one- or two-family dwellings require a solar water heating system, or future installation preparation with one of the following provisions: control and ¾"water piping; 3" metallic sleeve; or an accessible attic over the water heater.
15. The Uniform Plumbing Code and the International Plumbing Code are not interchangeable. Only one code may be specified for a plumbing design. Notes provided indicate plumbing to comply with the IRC and the fixture unit schedule has UPC values. Clarify.
16. Specify water conservation requirements: Water closets = 1.6 gallons per flush, Sinks = 2.2 gpm, Showerheads = 2.5 gpm, P2903.2.

MECHANICAL PLAN:
17. Specify the method of fresh air intake to meet unvented attic design criteria.
18. Show supply and return air ducts with a minimum R-8 insulation when located outside the thermal envelope, R1103.2.1.

ELECTRICAL PLAN:
19. On June 17, 2008, Mayor and Council unanimously voted to require all new residences to be solar ready for electric (PV). Starting July 1, 2009, all new single family homes or duplexes must include in the plans either a photovoltaic system or preparation for later installation of a PV system in order to receive a permit.
