This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007 and the 2006 UPC with amendments on 7/10/2007. For initial construction: Effective 1/1/2007 the Inclusive Home Design; starting 3/1/2009 Solar Water Preparation and 7/1/2009 Solar Photo-Voltaic Preparation are required for all new SFR and duplex plans. Show the code references on the plans. Amendments to adopted codes are at the City web-site http://www.tucsonaz.gov: Planning, Building, & Business; under the Building topic; Building Ordinances and Codes; Building Codes PLUMBING PLANS: 1. Show water distribution contained within each dwelling unit and controlled by the water supply shut off and meter for each dwelling unit, IRC P2903.9.1. 2. Show water service pipes and water meter sizes with sufficient capacity for controlling excessive flow rates, IRC P2903.6. 1" service pipes are required for the fixture units and pipe lengths shown. ELECTRICAL PLANS: 1. Show overcurrent protection not exceeding the allowable conductor ampacity, E3605.5. Use Table E3602.13 for sizing 15, 20 & 30 AMP branch circuit conductors and protection ratings. Revise the wire sizes for circuits 11, 13, 15, 17, 19, 21, 22 & 23. 07/27/2010 | DAVID RIVERA | ZONING | REVIEW | Denied | DSD TRANSMITTAL FROM: David Rivera Principal Planner PROJECT: T10CM01272 601 and 611 S Meyer Avenue Remodel Existing Duplex Structure TRANSMITTAL DATE: July 29, 2010 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. The proposed project must be reviewed and approved through the HPZ review. If this process has been completed and approved provide a copy of the decision letter as well as the HPZ approved and stamped plans. The approved and stamped plans must be submitted to zoning for a zoning review and stamps once the plans meet compliance. 2. The right of way issue does not appear to have been resolved. It appears that the north portion of the building as well as the gated and walled area is within the COT right of way. Provide the documentation that allows the building to remain in the ROW or provide documentation of the purchase of COT ROW. If neither has been done I have included a copy of the Real Estate Services Information and Application for your convenience for either a lease or purchase of the area in question. I would suggest contacting Jim Rossi for assistance with this process. 3. In the review of the plan it is clear that there is a discrepancy with the property boundary as depicted on the plans and the Pima County Assessor's map. This plan does not have a surveyor's seal so it is not clear if the boundary is correct. An Alta survey may be required in order to verify these discrepancies. I have attached a copy of the Assessor's map for your review. 4. If the boundary as depicted on the plan is correct it appears that there is access over the east portion of this property which is being used by the adjacent owners or tenants. If so provide documentation for any easement or cross access. See a copy of the attached aerial. If there is an easement or cross access, provide the information on the plan such as docket and page of the recordation info for the easement and delineate the area of the easement in a surveyable manner.
