This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007 and the 2006 UPC with amendments on 7/10/2007. For initial construction: Effective 1/1/2007 the Inclusive Home Design; starting 3/1/2009 Solar Water Preparation and 7/1/2009 Solar Photo-Voltaic Preparation are required for all new SFR and duplex plans. Show the code references on the plans. Amendments to adopted codes are at the City web-site http://www.tucsonaz.gov: Planning, Building, & Business; under the Building topic; Building Ordinances and Codes; Building Codes GENERAL NOTES: " All engineers and architects involved in the design of the structure are to seal each related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. " Apply for a model permit if this plan will be used in addition to 555 S. Tucson Blvd. " Revise the Inclusive Home Design notation for electrical thermostat height 48" rather than 54". SITE PLAN: 1. Indicate the location of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building on a site plan for 555 S. Tucson Blvd., R106.1.1. STRUCTURAL PLANS: 1. The integrity of the existing structure requires verification for supporting the new loads. Structural foundation reports may be submitted with an appeal to the Building Official, or a registered Arizona engineer must seal the design, R301.1. 2. Notate scissor truss installation with (TC) slotted ties at one wall connection providing appropriate uplift rating per engineered design, R802.10.5. Show appropriate hardware at Keynote #11/A1.2. SECTIONS - DETAILS: 1. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. Revise General Note #2/A1.0. 2. Calculate the attic ventilation using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation. Show minimum gable openings and eave openings needed for compliance. Replace the "optional" vent notation at Detail 4/A1.2 with the minimum requirement. PLUMBING PLANS: 1. Provide water hammer arresters wherever quick-closing valves are installed in a water distribution system. The devices should conform to ASSE 1010-2004. Water hammer arresters are required for clothes washer, dishwasher and refrigerator water connections, UPC 609.10. IRC P2903.5. MECHANICAL PLANS: 1. Provide a Mechanical plan compliant with 2006 IRC chapters 12 - 24. ELECTRICAL PLANS: 1. Revise the electrical load calculation showing a minimum 3,800 volt-ampere 100% entry for future Photo Voltaic equipment, E3502.2. This entry may not be included with the 40% reduction factor. Place this entry with the heat-pump and fan-coil. 2. Use Table E3602.13 for sizing 15, 20 & 30 AMP branch circuit conductors and protection ratings.
