SUMMARY: Engineering Division of Planning & Development Services Department has received and reviewed the revised Site and Building Plans for the above referenced property. Engineering Division does not recommend approval of the Site/Building Plan applications at this time. The following item needs to be addressed:

SITE PLAN COMMENTS:

1) Provide the Docket and Page information for all new proposed easements, specifically the 20-foot access easement. As stated in a phone conversation with John Banks, RA on 19JUL10 the site plan only references the Docket and Page associated with the utility easements, but does not specifically call out the 20-foot access easement. Provide the Docket and Page information from the County Recorders Office defining the easements and the legal exhibit used to describe the easements (both utility and access). Per the phone conversation this documentation has not yet been provided by the applicant or permit runner so the project has been denied until verification of the easements can be provided.

GENERAL COMMENTS:

Please provide the supplemental information requested above for final site plan review and approval. For expedite purposes the site plan can be reviewed over the counter (PDSD Engineering Division comment only) for stamp approval once the supplemental information is provided.

COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance.

2. D.S. 2-02.2.1.A.20 Provide the recordation information, Docket and Page, for the "PROPOSED 20'-0" ACCESS AND UTILYT EASEMENT" shown on the plan.

3. This comment was not addressed correctly, provide the subject to: Sec. 3.5.4.20.A D.S. 2-02.2.1.A.31 Provide the existing and proposed use based on uses listed in the LUC. The proposed use should be listed as "Communications "34", subject to: Sec. 3.5.4.20.A"

4. D.S. 2-02.2.2.A Provide the following calculations on either sheet T-1 or Z-1:
3. This comment was not addressed correctly. Per Development Designator 34 the allowed FAR is 2.0 Provide a FAR calculation base on an allowed far of 2.0. The 26" shown on sheet T-1 does not apply. D.S. 2-02.2.2.A.3 Provide a Floor Area Ratio (FAR) calculation that includes the allowed FAR and proposed FAR on the plan see LUC Section 3.2.11
5. Zoning was not able to find this calculation. D.S. 2-02.2.2.A.6 Provide a building area and vehicle use area expansion calculation on the plan.
