This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance. 2. D.S. 2-02.2.1.A.5 Provide the lot dimensions and bearings on sheet Z-1. 3. D.S. 2-02.2.1.A.6 For all existing and proposed buildings and structures, provide the size, height, overhangs, canopies, and use on sheet Z-1. 4. D.S. 2-02.2.1.A.12 Per LUC Section 3.3.7.3 Surfacing Requirements. All vehicular use areas shall be surfaced with one (1) of the following materials. A. Asphaltic concrete. B. Cement concrete. C. A penetration treatment of bituminous material and seal coat of bituminous binder and mineral aggregate. That said indicate on the plan how this is provided. 5. D.S. 2-02.2.1.A.20 Provide the recordation information, Docket and Page, for all existing and proposed easements on site. 6. D.S. 2-02.2.1.A.28 Provide the existing zoning of parcel and adjacent parcels, including those across streets and alleys. 7. D.S. 2-02.2.1.A.31 Provide the existing and proposed use based on uses listed in the LUC. The proposed use should be listed as "Communications "34", subject to: Sec. 3.5.4.20.A" 8. D.S. 2-02.2.2.A Provide the following calculations on either sheet T-1 or Z-1: 1. D.S. 2-02.2.2.A.1 Gross lot area 2. D.S. 2-02.2.2.A.2 Floor area for each building on site, existing and proposed. 3. D.S. 2-02.2.2.A.3 Provide a Floor Area Ratio (FAR) calculation that includes the allowed FAR and proposed FAR on the plan see LUC Section 3.2.11 4. D.S. 2-02.2.2.A.3 Provide a calculation that shows how the requirements of LUC Section 3.5.4.20.A, the buildings do not occupy more than thirty (30) percent of the site, are met 5. Engineering Division does not recommend approval of the Site/Building Plan applications at this time. The following items need to be addressed: SITE PLAN COMMENTS: 1) DS 2-02.2.1.A.12: It has been determined by the Zoning Administrator that the requirements of LUC Section 3.3.7.3 for surfacing requirements does not need to be meet for the proposed driveway. However construction details must be provided on the plans for the construction of the 20-foot access road. Provide the following in plan view and/or details: a. Provide a detail for the transition from existing asphalt to proposed gravel driveway to prevent damage to the existing asphalt driveway. Label and dimension any cut off walls or other erosion control for the transition. b. Provide a cross section through the proposed driveway labeling thickness, gravel size, erosion control abatement if applicable, etc. c. Provide a note on the plan set to state; "All damage to existing asphalt due to construction will be repaired prior to final inspection of the site. 2) Provide the Docket and Page information for all existing easements as shown on site. All new easements will require Docket and Page information prior to final inspection of the site. GENERAL COMMENTS: Please provide a revised plan set that addresses the comments provided above. Include a comprehensive response letter and any supplemental information addressing in detail responses to all of the above comments. Enclose "redlines" with the resubmittal package.
