SUMMARY: Engineering Division of Development Services Department has received and reviewed the proposed site plan for the above referenced property. Engineering Division does not recommend approval of the site plan at this time. Please address the following review comments prior to the next submittal.

Please include a response letter to the comments along with the corrected copies of the site plan.
Site Plan:

1. The most recent aerial photo of the building does not match what is depicted on the site plan. Please modify site plan to represent all existing and proposed structures. If any structures are being removed from site then provide demolition permit number on site plan. Ensure that both proposed and existing buildings are identified and labeled correctly.
2. Please verify that all lot dimensions and bearings are depicted on site plan accurately per D.S. 2-02.2.1.A.5
3. Provide all existing and proposed buildings and structures, including location, size, height, overhangs, canopies, and use per D.S. 2-02.2.1.A.6.
4. In Keynote 4 provide COT Detail reference for curb or identify height of curb accordingly.
5. Show all points of egress and ingress including locations and width of driveways and parking area access lanes (P.A.A.L.) per D.S. 2-02.2.1.A.11. Since the only access to the parking for the site is an adjacent parcel, provide cross access agreement or provide recordation information for vehicle access agreement on site plan.
6. Keynote 9 - Clearly indicate whether the sidewalk is an existing or proposed sidewalk.
7. DS Sec.2-02.2.1.A.11: Revise the site plan to show the minimum 12-foot separation that is required between adjacent driveways. Show and label the existing driveways adjacent to the site and/or indicate distance to adjacent driveways to verify the 12-foot minimum width. Refer to Tucson Code (TC) Chapter 25-39 for curb cut and driveway requirements.
8. Label radius for driveway curb returns on site plan.
9. DS Sec.2-02.2.1.A.12: Revise the site plan to show the required pedestrian circulation path that is required from the proposed buildings to the required pedestrian circulation path located along Palo Verde Av.
10. Verify that location, type, size, and height of existing and proposed signage is clearly identified and labeled accordingly on site plan D.S. 2-02.2.1.A.13.
11. Provide dimensioned the required onsite maneuvering area(s) for the loading zone that is identified adjacent to the proposed building per D.S. 2-02.2.1.A.14. DS Sec.2-02.2.1.A.14.
12. DS Sec.2.02.2.1.A.16: Provide drainage arrows and locations of all concentration points. Specifically show roof drainage and roof down spout locations proposed for all buildings at pedestrian circulation areas. A detail for the dimension of the proposed scuppers that are used for collecting onsite roof drainage at all pedestrian sidewalk is required; refer to City of Tucson details. Any scuppers proposed under the sidewalk will be designed and constructed to convey the 10-year flood flow. Provide a drainage statement showing scupper calculations that demonstrate that the 10-year flood flow is contained under the sidewalk.
13. Clearly indicate the estimated cut & fill quantities on site plan per D.S. 2-02.2.1.A.17. If no cut and fill is taking place indicate the quantity of zero (0) on the plan. Estimated cut and Fill: Cut = 0 and Fill = 0 will suffice.
14. Clearly identify dimensions of right-of-way on site plan per D.S. 2-02.2.1.A.19.
15. DS Sec. 2-05.2.4.H.2: Provide the right-of-way (ROW) recordation information for Palo Verde Ave.
16. Correct street name to read Palo Verde Av and label as a Local.
17. Verify that all easement(s) of record have been graphically shown on the plan together with recording docket and page reference per D.S. 2-02.2.1.20.

05/12/2010 RONALD BROWN ZONING HC REVIEW Denied 1. The detectable warning strip placed at the North end of the marked crossing need be only 2' wide as depicted by detail 4/C2.0. Please coordinate details.
2. The marked crossing plus the sidewalk ramp at the South end of the marked crossing can not take the place of the accessible parking aisle. The aisle must be the full length of the accessible parking space as per ANSI 117.1, Section 502.4.3. Please redesign and locate the ramp within the sidewalk, accessible route, area.

COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance..

2. D.S. 2-02.2.1.A.5 The north and south property lines show a distance of 165', per the Assessor's Record Map and scaling the property line this dimension should be 175'

3. D.S. 2-02.2.1.A.6 Provide the height for all structures on site, existing and proposed, this includes the existing shade structure. As this project is a change of use all existing and proposed structures are required to meet the perimeter yard setbacks based on the perimeter yard indicator "DD".

4. D.S. 2-02.2.1.A.7 Until the height for all structures on site, existing and proposed is provided, see comment 3, the required perimeter yard setback to the south and east property line cannot be verified.

5. D.S. 2-02.2.1.A.8 As this project is proposed to be a stand alone site all required parking must be located on site. That said there are two (2) of the required thirteen (13) vehicle parking spaces located on the parcel to the north. If the parking is to remain partially on the adjacent parcel full code compliance will be required for this parcel and the adjacent parcel to the north.
