COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the entire site.

2. There are numerous shade structures, covered walkways, etc. not shown on the plan. These structures are not shown on the last approved site plan. Provide a copy of the plan that approved these structures or show them as to be permitted on this plan and if applicable include the square footage in all applicable site plan calculations.

3. The vehicle use area shown along the south property line as "EXISTING PAVING AND PARKING AREA TO REMAIN" is not shown on the last approved site plan. Based on the last approved site plan this additional vehicle use area is approximately a 40% expansion of vehicle use area. Per LUC Section 3.3.3.12.B If an expansion is twenty-five (25) percent or greater or if a series of expansions cumulatively results in a twenty-five (25) percent or greater expansion in land area, floor area, lot coverage, or vehicular use area, the requirements of this Division apply to the entire site. That said this is a full code compliance review for the entire site.

4. As this review is full code for the entire site due to a greater than 25% expansion of vehicle use area the existing Board of Adjustment for Variance is no longer valid.

5. There appears to be a building expansion, near the center of the building, along the north side. This area is not shown on the last approved site plan. Provide a copy of the plan that approved this area of expansion or show it as to be permitted on this plan and if applicable include the square footage in all applicable site plan calculations.

6. This comment was not addressed. Show all structures on site, this includes the shade structures and covered walkways, and provide the following information. D.S. 2-02.2.1.A.6 For all existing and proposed buildings and structures, provide the size, height, overhangs, canopies, and use. This includes all shade structures.

7. Clearly show what type of barricades are proposed for the proposed parking shown at the southwest corner of the project. Per D.S. 3-05.2.2.D if the barricade is over six (6) inches in height an addition three (3) foot is required from the back of the back-up spur. D.S. 2-02.2.1.A.12 Per D.S. 3-05.2.3.C.1 A vehicular use area must be provided with post barricades or wheel stop curbing designed to prevent parked vehicles from extending beyond the property lines; damaging adjacent landscaping, walls, or buildings; or overhanging adjacent sidewalk areas or unpaved areas on or off site and to prevent vehicles from driving onto unimproved portions of the site. That said the proposed parking shown at the southwest corner of the project requires some type of barrier to prevent vehicles from accessing the unimproved areas to the east and south.

8. D.S. 2-02.2.1.A.12 Per D.S. 2-08-3.1 Provide the required pedestrian circulation/accessible route to Palo Verde Blvd.

9. D.S. 2-02.2.1.A.12 There is an area of striped pavement shown on the most recent aerial photo and shown on the last approved site plan, just east of Bldg. B that is not shown on the site plan. Is this pavement to be removed or to remain?

10. D.S. 2-02.2.1.A.12 Keynote 4 calls out a chain link fence to remain. This fence blocks access to the proposed vehicle parking spaces located near the southwest corner of the project.

11. D.S. 2-02.2.1.A.14 Per LUC Section 3.4.5.3 a 12 X 35 loading space is required.

12. D.S. 2-02.2.1.A.32 Show the refuse container enclosure on the site plan.

13. D.S. 2-02.2.2.A.2 Under "FLOOR AREA CALCULATION" and "PARKING CALCULATION" it appears that the gross floor area is called out as 8,899, under "PERCENTAGE OF PROJECT EXPANSION" the gross floor area appears to be 7,343, clarify what square footage is correct.

14. D.S. 2-02.2.2.A.4 The vehicle parking space calculation appears to be incorrect. Once the gross floor area is clarified the vehicle and bicycle parking calculation can be verified.

15. D.S. 2-02.2.2.A.6 The vehicle use area expansion calculation is not correct. Based on the last approved site plan the vehicle use area was listed as 9,679 Sq. Ft. this plan shows "TOTAL PARKING AREA (CURRENT): as 12,321, clarify the difference. See comment 3.

16. D.S. 2-02.2.2.A.6 The building area expansion calculation is not correct. Based on the last approved site plan the building area was listed as 6,284 Sq. Ft. this plan shows "TOTAL NEW BUILDING AREA (CURRENT): as 6,844, clarify the difference. See comment 5.
