This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the area of expansion only. 2. Provide a copy of the last approved site plan so that building expansion calculation can be verified. Once the last approved site plan is provided, additional comments may be forth coming. 3. Provide a copy of the proposed site plan, T10CM01245, for the parcel located to the south so that available parking can be verified. 4. D.S. 2-02.2.1.A.6 For all existing and proposed buildings and structures, provide the size, height, overhangs, canopies, and use. This includes all shade structures. 5. D.S. 2-02.2.1.A.7 Provide dimension between all structures on site. 6. D.S. 2-02.2.1.A.10 Show existing and future sight visibility triangles (SVT's) on the plan. 7. D.S. 2-02.2.1.A.11 Provide dimensions for the width of all driveways and parking area access lanes (PAALs). 8. D.S. 2-02.2.1.A.12 Per D.S. 3-05.2.3.C.1 A vehicular use area must be provided with post barricades or wheel stop curbing designed to prevent parked vehicles from extending beyond the property lines; damaging adjacent landscaping, walls, or buildings; or overhanging adjacent sidewalk areas or unpaved areas on or off site and to prevent vehicles from driving onto unimproved portions of the site. That said the proposed parking shown at the southwest corner of the project requires some type of barrier to prevent vehicles from accessing the unimproved areas to the east and south. 9. D.S. 2-02.2.1.A.19 Provide a dimensioned right-of-way for both streets, including any applicable Major Streets and Routes (MS&R) Plan right-of-way. 10. D.S. 2-02.2.1.A.20 If applicable all easements of record must be graphically shown on the plan together with recording docket and page reference. 11. D.S. 2-02.2.1.A.25 If applicable show all existing and proposed site lighting and provide the type. 12. D.S. 2-02.2.1.A.28 Provide the existing zoning of parcels across the streets. 13. D.S. 2-02.2.1.A.31 Provide the existing use on the site plan. 14. D.S. 2-02.2.2.A.2 Provide the square footage for the storage shed on the plan. 15. D.S. 2-02.2.2.A.3 The allowed Floor Area Ratio (FAR) of 0.35 shown on the plan is not correct. The correct allowed FAR is 0.50 16. D.S. 2-02.2.2.A.6 The vehicle use area expansion calculation is not correct. Based on the proposed site plan there is expansion of vehicle use are shown near the southwest corner of the project. Until the last approved site plan is provided the calculation cannot be verified. 17. Provide a note stating that "THIS PROJECT IS DESIGNED TO MEET THE OVERLAY ZONE CRITERIA: LUC SEC. 2.8.3, MAJOR STREETS AND ROUTES." 18. Engineering Division does not recommend approval of the site plan at this time. Please address the following review comments prior to the next submittal. Please include a response letter to the comments along with the corrected copies of the site plan. Site Plan: 1. Please add "Rd" to the provided project address in title per D.S. 2-02.2.1.A.3. 2. Revise keynote 1 to include reference to COT standard detail. 3. Revise keynote 4 and 5 to include height of existing fence and wall. 4. Revise keynote 7 to include width of sidewalk. 5. Provide all existing and proposed buildings and structures, size, height, overhangs, canopies, and use per D.S. 2-02.2.1.A.6. 6. DS Sec.2-02.2.1.A.12: Revise the site plan to show the required pedestrian circulation path that is required from the proposed buildings to the required pedestrian circulation path located along Palo Verde Road. 13. Please verify that location, type, size, and height of any existing and proposed signage has been provided per D.S. 2-02.2.1.A.13. 14. Provide Drainage patterns and finished grades per D.S. 2-02.2.1.A.16. 15. Please list estimated cut & fill quantities per D.S. 2-02.2.1.A.17. If no cut and fill is taking place indicate the quantity of zero (0) on the plan. Estimated cut and Fill: Cut = 0 and Fill = 0 will suffice. 16. DS Sec.2.02.2.1.A.16: Provide drainage arrows and locations of all concentration points. Specifically show roof down spout locations proposed buildings at pedestrian circulation areas. A detail for the dimension of the proposed scuppers that are used for collecting onsite roof drainage at all pedestrian sidewalk is required; refer to City of Tucson details. Any scuppers proposed under the sidewalk will be designed and constructed to convey the 10-year flood flow. Provide a drainage statement showing scupper calculations that demonstrate that the 10-year flood flow is contained under the sidewalk. 17.
