A Covenant Regarding Development and Use of Real Property will be required to be completed and recorded. Provide on the site plan the recording docket and page information and provide a copy for review.

2. The property lines as indicated show 3 separate parcels. Once the combo has been completed remove property lines from the site plan and provide distance and bearings for the property lines for the single lot. Revise legal description on sheet G1.0.

3. List the proposed uses as follows: Administrative and Professional Office "36" and Family Dwelling "X" and use or uses of the Julian Drew Building per the LUC.

SUMMARY: Engineering Division of Development Services Department has received and reviewed the proposed site plan for the above referenced property. Engineering Division does not recommend approval of the site plan at this time. Please address the following review comments prior to the next submittal.

Please include a response letter to the comments along with the corrected copies of the site plan.

Site Plan:

1. Lot lines are not matching what is being depicted through GIS. Address all zoning comments regarding any lot combinations that are required prior to approval and/or further review.
2. Please revise location map to meet minimum location map criteria per D.S. 2-02.2.1.A.4.
A. A small project location map shall be drawn on the first sheet of the development plan, preferably in the upper right corner. The map should cover approximately one (1) square mile, be drawn at a minimum of 3" = 1mile, and provide the following information:
1. Show the subject property approximately centered within the one (1) square mile area.
2. Identify conditions within the square mile area, such as major streets and watercourses.
3. Section, Township, and range; section corners; north arrow; and scale will be labeled.
3. Please label all lot dimensions and bearings per D.S. 2-02.2.1.A.5. Specifically, dimension and label bearings surrounding site location. If a lot combination is required, provide new legal description along with any associated data that pertains to the change.
4. Verify that all existing and proposed buildings and structures, including location, size, height, overhangs, canopies, and use are labeled in site plan per D.S. 2-02.2.1.A.6.
5. Label existing and future sight visibility triangles per D.S. 2-02.2.1.A.10.
6. Show all points of egress and ingress including locations and width of driveways and parking area access lanes (P.A.A.L.) per D.S. 2-02.2.1.A.11.
7. DS Sec.2-02.2.1.A.11: Provide dimension between adjacent driveways. Show and label the existing driveways adjacent to the site and verify the 12-foot minimum width. Refer to Tucson Code (TC) Chapter 25-39 for curb cut and driveway requirements.
8. Indicate curb returns for MS&R and call out radius on plans.
9. Please label all vehicular, bicycle, pedestrian, and handicapped circulation clearly identified per D.S. 2-02.2.1.A.12.
10. Fully dimensioned loading space(s) and maneuvering area(s) per D.S. 2-02.2.1.A.14. DS Sec.2-02.2.1.A.14: Provide (label and dimension) the required onsite maneuvering area for loading zones and trash enclosure areas. Refer to AASHTO for the national standards for turning radii.
11. Provide Drainage patterns and finished grades per D.S. 2-02.2.1.A.16. Drainage patterns and finished grades appear to be located on the grading plan. Indicate drainage patterns and finished grades on site plan per D.S. 2-02.2.1.A.16.
12. Please list estimated cut & fill quantities per D.S. 2-02.2.1.A.17. Estimated cut & fill quantities located on the grading plan.
13. DS Sec.2.02.2.1.A.16: Provide drainage arrows and locations of all concentration points. Specifically show roof down spout locations proposed buildings at pedestrian circulation areas. A detail for the dimension of the proposed scuppers that are used for collecting onsite roof drainage at all pedestrian sidewalk is required; refer to City of Tucson details. Any scuppers proposed under the sidewalk will be designed and constructed to convey the 10-year flood flow. Provide a drainage statement showing scupper calculations that demonstrate that the 10-year flood flow is contained under the sidewalk.
14. DS Sec. 2-05.2.4.H.2: Provide the right-of-way (ROW) recordation information for Arizona Ave and 5th St.
15. DS Sec.2-02.2.1.A.19: Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.A.21.
16. Dimensioned any existing or future right-of-way, if existing and future are the same label accordingly per D.S. 2-02.2.1.A.20.
17. DS Sec.2-02.2.1.A.20: Provide on the site plan all easements for existing and proposed utilities (water, gas, electric) and public/private sewer lines. The easements must be shown graphically on the plan together with recording docket and page reference. Reference all easements to detail and/or notes.
18. Provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.A.23.
19. Show all fences, walls, or vegetation for screening and sight visibility by type, material, height, location and spacing per D.S. 2-02.2.1.27.
20. Please provide existing and proposed zoning of parcel and adjacent parcels, including those across streets and alleys D.S. 2-02.2.1.A.28.
21. Show any rezoning case number or associated permit applications (when applicable) on all sheets per D.S. 2-02.2.1.A.30.
22. Provide the site plan activity number on each sheet in the lower right hand corner.
23. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0.
24. A permit or a private improvement agreement will be necessary for any work performed within the right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
25. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes. Call out the GB at the D/W, if applicable.

28. DS Sec.2-02.2.1.A.8: Provide typical parking space detail for parking areas. Provide site plan parking dimensions, note and parking details for both standard and handicap parking, together with access thereto. See DS Sec. 3-05.2.0.B.1 for minimum parking standards. (Minimum Parking space is minimum 18' X 8.5' with 2.5' overhang).
