Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval.

GENERAL REQUIREMENTS:
1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.
2. Any architect and/or engineer involved in the design of the structure shall seal the related sheets of plans including revisions, details and calculations in accordance with the rules of the State Board of Technical Registration.

FOUNDATION PLAN:
3. Provide a note for termite treatment, R320 as amended.

STRUCTURAL / FRAMING PLAN:
4. Provide a complete braced wall panel layout showing panels at the ends (within 12.5') of all wall lines and additional panels centered at least every 25' between, Table R602.10.1. All exterior wall lines shall be braced and parallel interior wall lines shall be braced at intervals not exceeding 35' from exterior wall lines, R403.1.6, R602.10.1.1, R602.10.8.
5. Specify the method of connection for the top and bottom of the 3/8" rod supporting the soffit, R106.1.
6. Specify the I-joist connection to the wall consistent with manufacture criteria (beveled bearing plate, variable slope seat connector, birdsmouth cut with web stiffeners, etc) R801.2.

PLUMBING PLAN:
7. Verify that the existing water supply line to the building is sufficient for the proposed demand. Provide the size of the water meter, the diameter of the water supply line from the meter to the building, and the lowest available pressure, UPC Table 6-6.
8. Clarify the source of the hot water (three water heaters have been indicated on the plan) UPC 501
9. Size the gas supply piping for the proposed demand, UPC 1217.0 Table 12-8.
10. Provide vent piping through the roof so that the aggregate cross-sectional area shall not be less than that of the largest required building sewer, UPC 904.1.
11. Specify a vent to serve the shower trap or show the trap within an acceptable distance from a vent, UPC Table 10-1.
12. Shower and tub/shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type.
13. Water conservation requirements: Water closets = 1.6 gallons per flush, Sinks/ Showerheads = 3 gpm, UPC State Amend. 45-312.
14. Provide note requiring that water hammer arrestors be installed in accordance with ASSE 1010-2004 on water lines serving appliances equipped with quick-closing valves to include but not limited to: clothes washers, dishwashers, and refrigerators, UPC 609.10.

MECHANICAL PLAN:
15. Provide register size of existing return air grill, M1602.
16. Show supply and return air ducts with a minimum R-8 insulation when located outside the thermal envelope, R1103.2.1.
17. Gas appliances shall comply with ARIZONA STATE PLUMBING CODE combustion air requirements or Chapter 17, 2006 IRC. Show compliance for all appliances.

ELECTRICAL PLAN:
18. Clarify use and distribution of 'shop sub-panel' power. Is this referring to an accessory structure not shown on the site plan?
19. Laundry rooms require at least one 20-amp circuit that shall serve no other outlets, E3603.3, 3801.8.
20. Bedroom outlets shall be protected with combination-type arc-fault breakers (receptacles, lights, and smoke detectors), E3802.12.
21. Smoke detectors are required in existing buildings when interior alterations occur, R313.2.1.

OUTDOOR LIGHTING CODE
22. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. Model plans should specify a minimum lot size for the proposed exterior lighting.

INTERNATIONAL ENERGY CONSERVATION CODE:
23. Specify a "U" factor and solar heat gain coefficient of the windows and doors that meets or exceeds the requirements of N1102.1. The simplified prescribed energy value for climate zone 2B glazing and skylights is U=0.75, the default SHGC is 0.40.
