Engineering Division does not recommend approval of the site plan at this time. Please address the following review comments prior to the next submittal. Please include a response letter to the comments with the corrected copies of the site plan. Site Plan: 1. Please provide property description per D.S. 2-02.2.1.A.2. 2. Please label lot bearings for west and northeast property line per D.S. 2-02.2.1.A.5 3. Please provide location, type, size, and height of existing and proposed signage D.S. 2-02.2.1.A.13. Signage should be provided to clearly indicate one way areas. 4. DS Sec.2.02.2.1.A.16: Provide roof drainage arrows and locations of all concentration points. Specifically show roof down spout locations proposed buildings at pedestrian circulation areas. A detail for the dimension of the proposed scuppers that are used for collecting onsite roof drainage at all pedestrian sidewalk is required; refer to City of Tucson details. Any scuppers proposed under the sidewalk will be designed and constructed to convey the 10-year flood flow. 5. D.S. Sec.2-02.2.1.A.17: It appears that cut and fill will not be occurring for the proposal. However, as part of the site submittal requirement estimated cut and fill quantities are required to be indicated on the plans so that it is clear to the inspector that no cut in fill is to be taking place. If not cut and fill is taking place indicate the quantity of zero (0) on the plan. Estimated cut and Fill: Cut = 0 and Fill = 0 will suffice. 6. Please label R.O.W. dimensions as existing or future. If the distance is the same for both the existing and future please indicate accordingly on site plan. 7. Provide the site plan activity number in the bottom right hand corner of each sheet in the lower right hand corner. 8. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0. 9. A permit or a private improvement agreement will be necessary for any work performed within the right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information. 10. Add note: "Depress all landscaped areas 6" maximum for water harvesting". 11. T10CM01057 Site Plan (1st Review) TRANSMITTAL DATE: April 23, 2010 COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance due to a 29.6% expansion of vehicle use area. 2. D.S. 2-02.2.1.A.12 As this site comprises two (2) parcels a parcels combination is required. Provide copies of the approved Pima County Combination Request form and a copy of the recorded Covenant Regarding Development and Use of Real Property prior to approval of the site plan. 3. D.S. 2-02.2.1.A.2 Provide a property description (legal description) on the site plan. 4. D.S. 2-02.2.1.A.8 Zoning acknowledges that the following requested information is shown on sheet G-1 but as it is a requirement of this development standard please provide a radius dimension for the backup spur and the distance from curb to the adjacent wall at the east end of the southern most parking area access lane (PAAL) on sheet D-1. 5. D.S. 2-02.2.1.A.9 Demonstrate on the plan how the requirements of D.S. 2-09.5.1.B A minimum of thirty-six (36) inches will be provided between a bicycle parking space and a perpendicular wall or other obstruction measured from the end of the bicycle rack to the perpendicular wall, see Figure 9. 6. D.S. 2-02.2.1.A.12 Per D.S. 2-08.4.1.C Provide a sidewalk between the two (2) parallel vehicle parking spaces and the north side of the existing building. 7. D.S. 2-02.2.1.A.12 Due to the one-way PAAL shown at the northeast corner of the existing building the two (2) two-way PAALs shown along the north and east side of the building will need to be one-way due to the lack of turn around space. Clearly demonstrate on the plan how the one-way PAALs will be designated, i.e. signage, pavement markings, etc. 8. D.S. 2-02.2.1.A.20 If applicable show all easements of record must be graphically shown on the plan together with recording docket and page reference. 9.
