This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007 and the 2006 UPC with amendments on 7/10/2007. For initial construction: Effective 1/1/2007 the Inclusive Home Design; starting 3/1/2009 Solar Water Preparation and 7/1/2009 Solar Photo-Voltaic Preparation are required for all new SFR and duplex plans. Show the code references on the plans. Amendments to adopted codes are at the City web-site http://www.tucsonaz.gov: Planning, Building, & Business; under the Building topic; Building Ordinances and Codes; Building Codes FOUNDATION PLANS: 1. Specify the anchor-bolt size and spacing. Minimum ½" diameter with (anchor bolt length for assuring) 7" embedment into concrete or masonry, R319.1 & R403.1.6. Maximum spacing 6' o/c and within 12" of each sill plate end, R403.1.6. Clarify Detail 1/2. 2. Show or notate a 6" minimum separation of untreated exterior posts or columns above finished grade, R319.1.4 exception 1. Clarify Detail 4/3. FLOOR PLANS: 1. Clarify the fire-resistive construction in compliance with IBC Table 720.1(2) at Detail 1/2. The application of 5/8" type X gypsum board on each side of wood framing provides a total of one-hour not two hour rating. 2. Projections may not extend to a point closer than 2 feet from the property line, and not less than one-hour fire-resistive construction on the underside when extending into the 3-foot fire separation distance. Provide notation for compliance with R302.1 (City of Tucson Amended) for protecting the underside of the overhang at the Fish Pond Cover sheet 2. STRUCTURAL PLANS: 1. Show the required joist/rafter bearing contact to supporting members, R502.6 & R802.6. Carport Section 1/2 shows an unacceptable end-grain nailing fascia connection. 2. Notate the method of ledger anchorage at Detail 3/2, R606.11. SECTIONS - DETAILS: 1. Show wood framing members resting on concrete as pressure treated, R319.1 item 2 Provide treated sill plates bearing on concrete slabs, R319.1 item 3. Clarify Detail 1/2. PLUMBING PLANS: 1. Clarify the total gas pipe length and provide the BTU rating of all gas appliances, IRC G2413.3 & Table G2413.4(1). The ¾" pipe may be undersized if the furnace is rated at 100,000 BTUs with a developed length of 134' to the meter.
