Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval.

GENERAL REQUIREMENTS:
1. Provide two copies of the corrected set of drawings and one set of the first submission for reference. All corrections and revisions shall be made on original tracings or finished reproducible set. Pencil and/or white out on final prints will not be acceptable. To expedite review, please cloud the originally submitted set with red ink and limit clouding on final set. Ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.
2. Any architect and/or engineer involved in the design of the structure shall seal the related new or revised sheets of plans including details and calculations in accordance with the rules of the State Board of Technical Registration.

3. Provide an emergency escape/rescue opening serving each sleeping room in the building, R310.

STRUCTURAL / FRAMING PLAN:
4. Specify rafter length on the front porch consistent with the appropriate span allowance for the proposed material, R802.1.
5. Justify the proposed beam size for the specified load on the front porch.

ELEVATIONS:
6. Clarify all window sizes and locations consistent with floor plan.

SECTIONS - DETAILS:
7. Ceiling gypsum board must be either 5/8" or ½" sag resistant when applied to ceilings framed at 24" o/c, IRC table R702.3.5 footnote d.
8. Specify finished floor elevation above grade with appropriate exterior wall covering height above grade, R319.1.4, R404.1.6, R703.6.2.1.
9. Include dropped ceiling on cross section details and specify support/connection to wall.

PLUMBING PLAN:
10. Specify water conservation requirements: Water closets = 1.6 gallons per flush, Sinks = 2.2 gpm, Showerheads = 2.5 gpm, P2903.2.
11. Shower and tub/shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type.
12. Provide note requiring that water hammer arrestor be installed in accordance with ASSE 1010-2004 on water lines serving appliances equipped with quick-closing valves to include but not limited to: clothes washers, dishwashers, and refrigerators, IRC P2903.5.

MECHANICAL PLAN:
14. Gas appliances shall comply with ARIZONA STATE PLUMBING CODE combustion air requirements or Chapter 17, 2006 IRC. Show compliance for all appliances. Confined spaces require a minimum of two 100 SQ. IN. openings, M1702.2.

ELECTRICAL PLAN:
15. Laundry rooms receptacles require at least one 20-amp circuit that shall serve no other outlets, E3603.3, 3801.8.
16. Provide electrical load calculations for determining the service panel size, E3502.2.
