This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. FOUNDATION PLANS: 1. Show the Porch footer width on sheet #3. STRUCTURAL PLANS: 1. Provide structural rafter bracing between rafters and wall top plates for the evap cooler, on sheet #6, R301.1. 2. Provide a complete roof framing plan with ridge end support, R301.1. The hip structure over the Foyer requires load bearing members for carrying roof loads to the wall foundation, sheet #6. 3. Show a minimum roof pitch of 3:12 of each new roof, or design roof structural members that support rafters (ridge rafter) as beams, R802.3. 4. Show rafter to wall connection using (H2.5) ties having a resistance to uplift of not less than 365 pounds, R802.11.1, or show rafter/joist heel joint connections, R802.5.1(9). Notate rafter connections on the wall/roof section, sheet #3. SECTIONS - DETAILS: 1. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas on sheet #2, R702.4.2. 2. Notate 2x structural eave blocking on the Wall Section sheet#3, Table R602.3 (1). PLUMBING PLANS: 1. Notate a water hammer arrester for clothes washer on sheet #3, UPC 609.10. 2. Show the water pipe size between the new bathroom and the point of connection as ¾" in compliance with UPC 610.8, Table 6-6. 3. Show the ¾" water service pipe between the meter and building shut-off valve as upgraded to 1" for controlling excessive flow rates, UPC 610.3. MECHANICAL PLANS: 1. Show evap cooler supply duct with minimum R-8 insulation on sheet #5, R1103.2.1. ELECTRICAL PLANS: 1. Show overcurrent protection on the main panel for the 60A feeder conductor, E3605.5. Notate the required two pole 60A breaker on sheet #4. 2. Show the Bathroom on a separate 20 AMP circuit with outlets at no other locations, E3603.4. Clarify circuit #5 by removing the HVAC notation from the panel schedule and show a different circuit for the outside receptacle. 3. Show a separate 20 AMP branch circuit (#6) for the laundry area; this circuit may not serve the Garage or any other location, E3603.3 and 3801.8. Clarify on sheet #4. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Show the maximum "U" factor of the windows and doors on the plans as U=0.75 on sheet #4, N1101.2. The Garage may be excluded with a single pane window.
