This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007 and the 2006 UPC with amendments on 7/10/2007. For initial construction: Effective 1/1/2007 the Inclusive Home Design; starting 3/1/2009 Solar Water Preparation and 7/1/2009 Solar Photo-Voltaic Preparation are required for all new SFR and duplex plans. Show the code references on the plans. Amendments to adopted codes are at the City web-site http://www.tucsonaz.gov: Planning, Building, & Business; under the Building topic; Building Ordinances and Codes; Building Codes FOUNDATION PLANS: 1. Locate and detail all footings (R301.1) for the following: " Posts or columns - provide detail of the porch footing and post base connection " Indicate slab at the front entrance. 2. Indicate the slope for garage (carport) slab, R309.3. (R309.4 3. Provide a landing or floor surface at all exterior doors. A landing must be at least as wide as the door it serves and 36" in the direction of travel, R311.4.3. - Missing at all doors for the new addition. 4. Show or notate a 6" minimum separation of untreated exterior posts or columns above finished grade and support by metal pedestal with 1" space above the floor, R319.1.4 exception 1.-on porch footing detail 5. Notate on the drawings the allowable soil bearing pressure used in the design of the footings. The maximum allowable foundation pressure is 1000 PSF with a 12" footing depth. 6. Show the minimum 12" footing depth below undisturbed soil, R403.1.4. Revise detail to indicate that the footing is a minimum 12" below natural grade. 7. Locate and specify all anchor-bolt spacing on the detail. Minimum ½" diameter with (anchor bolt length for assuring) 7" embedment into concrete or masonry, R319.1 & R403.1.6. Maximum spacing 6' o/c. FLOOR PLANS: 1. Show that each water closet is located in a clear space not less than 30" wide (centered 15" from finished wall or fixture) and has a clear space in front not less than 24", R307.1 & UPC 407.6. 2. Show the door from a garage to dwelling with a 20-minute fire rating (or 1-3/8" solid core) with self-closing and self-latching provision, 2006 IRC Amendment section 309.1. 3. Show a ½" gypsum board (garage side) on all walls common to the garage and house or other fire rated product in compliance with R309.2. 4. Show separation between dwelling and garage attic areas (½" GWB), R309.2. 5. Show the garage floor direction of slope, R309.3. 6. A carport must be open on at least two sides, or show as a garage, R309.4. 7. Show the location of a minimum 22" x 30" attic access. Attic access is required if the space exceeds 30 SQ FT with a minimum of 30" of headroom and located in a hallway or readily accessible space, R807.1, or show passage between the proposed and accessible existing and attic areas. STRUCTURAL PLANS: 1. Provide complete roof and floor framing plans. Show size, spacing and span of all framing members, trusses, joists, rafters, beams, glue-lams, lintels, headers, ledgers and blocking, R301.1. Provide size and spacing of framing at the front of the house over the new addition and porch. Provide beam sizes for the porch as well as post to beam connection. Provide all steel lintel sizes for all openings. 2. Completely detail all post connections from post base to the foundation, R301.1. 3. Show masonry wall vertical lateral support R606.9.2. - bond beam required at the top of the masonary wall with minimum 1 -#4 rebar 4. Specify steel lintels to support imposed load, R606.10: 1' to 4' 2-3 ½"x3 ½" x ¼" 4' to 7' 2-4" x 3 ½" x 5/16" 7' to 9' 2-5" x 3 ½" x 5/16" 9' to 10' 2-5" x 3 ½" x 3/8" 10' to 12' 2- 6" x 4" x 3/8" 12' to 15' 2- 6" x 4" x 7/16" 15' to 18' 2- 8" x 4" x ½" 5. Design roof structural members showing rafter ties (or ceiling joists) and collar ties (ridge straps) when the roof pitch is equal or greater than 3" to 12", R802.3. Clearly indicate the pitch of the roof. 6. Specify eave/overhang length and detail outrigger support. (indicate fascia board) 7. Specify and detail all over-framing connections for intersecting pitched roof assemblies. Provide a minimum opening of 22" by 30" for access and ventilation between existing and new attic areas (>30 S.F.) on the Roof Framing Plan, R807. ELEVATIONS: 1. Indicate all materials used; stucco, concrete block, glass block, roofing system, siding, veneer, etc, R301.1. 2. Provide an attic space ventilation calculation and specify size and location of all vents needed to comply, R806.2.-clearly indicate bird board locations 3. Roof shingles may be used on roof slopes of 2:12 or greater R905.2.2. Select a roof system that complies with R905. 4. Notate appropriate (two-layer) underlayment material for the low-slope (2:12 to 4:12) asphalt shingle roof, R905.2.7. 5. Notate all roof slopes appropriate with selected material, R901.1. SECTIONS - DETAILS: 1. Detail and notate all masonry wall lateral reinforcement, R606.9. Provide joint reinforcement and bond beams within masonry walls, R606.11. 2. Notate or detail interior wall and ceiling covering (1/2" GWB), R702.3. 3. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnoted. 4. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. 5. Eave ventilation is not appropriate without attic space, or rafter cavity space between insulation and roof sheathing, R806.1. 6. Notate and specify a complete roofing system: Roof sheathing, size (1/2" OSB) and method of installation (moisture barrier, flashing, etc.), R905. PLUMBING PLANS: 1. Show which code is used for the plumbing design, 2006 UPC or 2006 IRC. 2. Notate and specify all piping materials, UPC 301.1.1. IRC P2608. WASTE AND VENTING: Show plumbing vents at a minimum of 10' away or 3' above all air intakes, UPC 906.2. - clearly indicate location of cooler MECHANICAL PLANS: 1. Notate on plans: Mechanical comply with 2006 IRC chapters 12 - 24. 2. Show supply ducts for the proposed cooler. 3. Show dryer vent size and location for venting to exterior, M1501. - cannot vent into the garage. ELECTRICAL PLANS: 1. Notate on plan that all electrical work comply with 2006 IRC chapters 33 - 42. 2. Designate the circuit number at the location of each light fixture, receptacle, appliance and equipment disconnect switch, E3603.5. 3. Show one 20 AMP branch circuit in the laundry area; this circuit may not serve other locations, E3603.3 and 3801.8. 4. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3801.11. 5. Indicate the location of all disconnect switches for air handling equipment, E4001.5. OUTDOOR LIGHTING CODE 1. Show the proposed fixture as full cut-off FCO style, or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Mass wall requirement is R=4 when 50% of insulation is exterior and R=6 when applied interior, N1102.1. Clearly indicate the location of all insulation in the walls and ceiling.
