The site is located in the R-2 Zone (LUC Section 2.3.5). The Development Designator is "K" (LUC Section 2.3.5.A.2) and the Perimeter Yard Indicator is BB (LUC Sections 3.2.3.1.C and 3.2.6.4).

Clearly depict the existing structure within the property line as discussed at the counter.

Include all the proposed vehicle use area in the coverage calculation. Also state on the plan that four parking spaces are required and four are provided (2.25 for the three bedroom unit and 2.0 for the two bedroom unit). (See LUC Section 3.3.4 Multifamily.)

Please remove all references to any "Future" structure that are not be permitted at this time.

Provide dimensions on the elevation plans from ground to highest point of each wall on Sheet T1.0 for setback information (LUC Section 3.2.6.4).

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007 and the 2006 UPC with amendments on 7/10/2007. For initial construction: Effective 1/1/2007 the Inclusive Home Design; starting 3/1/2009 Solar Water Preparation and 7/1/2009 Solar Photo-Voltaic Preparation are required for all new SFR and duplex plans. Show the code references on the plans. Amendments to adopted codes are at the City web-site http://www.tucsonaz.gov: Planning, Building, & Business; under the Building topic; Building Ordinances and Codes; Building Codes

GENERAL NOTES:

" Show compliance with the Inclusive Home Design Ordinance adopted by the City of Tucson on 10/16/2007. Notate accessible route, minimum door width, changes in floor elevation, door hardware, electrical outlet reach range, grab bar reinforcement, etc.
" All SFR and Duplex plans submitted after March 1, 2009 require a solar water system, or future installation preparation City of Tucson Ordinance #10549 with one of the following provisions: ½"control conduit and two ¾" copper piping for water with rooftop termination; straight 3" metallic sleeve; or an accessible attic (clear path 30" wide x 30" high) over the water heater. Show appropriate notation.
" All SFR and Duplex plans submitted after July 1, 2009 require a solar photo-voltaic system, or future installation preparation City of Tucson Ordinance #10549 with the following provisions: 1. A 4 square feet area for (meter, disconnect & inverter) equipment adjacent to the electrical service panel or near the proposed collector panel space. 2. The best roof space available for accommodating PV solar collector panels with capacity for collector dead loading (typically 4 lbs/SF). 3. A minimum 3,800 volt-ampere PV electrical load entry on the Service Load Calculation (Show as a continuous load of 15.8 A). 4. An Electrical Panel Schedule with a 240 volt circuit breaker space labeled "reserved for Photo Voltaic". Show appropriate notation.
" All construction drawings submitted after June 1, 2010 for one- or two-family dwellings must provide segregated building drains for future gray water utilization, Ordinance #10579. Include both: a) dual clothes washer standpipes, one with an above grade stub-out; b) separate gray water tub/shower and lavatory drain with exterior connection to the building sewer line at 5' from foundation.

FOUNDATION PLANS:

1. Show compliance with termite treatment, R320 as amended.

FLOOR PLANS:

1. Show a maximum ½" floor elevation change at a notated accessible route on the floor plan, R106.1.1.
2. Clarify overtyped notation on the Demo Plan sheet A1.1, R106.1.1.
3. Detail and specify stair width (min 36", R311.5.1), rise and run (min. 10" tread depth, 7 ¾" max. riser height, R311.5.3), landing width (R311.5.4), handrail height (R311.5.6.1), guardrail height (R312.1) and intermediate rail spacing (R312.2). Maximum vertical rise is 12' between floors or landings, R311.5.4.

STRUCTURAL PLANS:

1. Notate a proposed location and weight of the future Solar Panel loads on the roof framing plan for verifying the truss load carrying capacity used for the engineered truss design, R301.1 & M1401.

SECTIONS - DETAILS:

1. Clarify the riser and tread dimensions referenced at Detail 209 in compliance with R311.5.3.
2. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d.
3. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.
4. Clarify the placement of ceiling/roof insulation for determining the need for attic ventilation, R806.
5. Calculate the attic ventilation using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation. Or, show compliance with R806.4 by stating "no vapor retarders at the ceiling" for roofs without vented attic space.

PLUMBING PLANS:

1. Provide water hammer arresters wherever quick-closing valves are installed in a water distribution system. The devices should conform to ASSE 1010-2004. Water hammer arresters are required for clothes washer, dishwasher and refrigerator water connections, IRC P2903.5.
2. Show a provision for a future solar water system, City of Tucson Ordinance #10549.
3. Show compliance with City of Tucson Ordinance #10579 for gray water system preparation.

MECHANICAL PLANS:

1. Show combustion air compliance for appliances (water heater) in confined spaces with two interior free area openings of 1 SQ IN for each 1,000 BTU rating and minimum of two 100 SQ IN openings, one within 12" of top and other 12" of bottom, G2407.5.3.1. Or, show combustion air compliance for appliances in confined spaces with one exterior free area opening of 1 SQ IN for each 3,000 BTU rating terminating within 12" of enclosure top and with clearance of 1" sides and back and 6" from front of the appliance, G2407.6.2.

ELECTRICAL PLANS:

1. Revise the outlet mounting height shown at note #16a in compliance with the Inclusive Home Design Ordinance. Maximum of 15" a.f.f.
2. Add a double breaker space for future Photo Voltaic on the panel schedule, E3304.11 & E3606.2.
3. Show the location of a typical electrical panel on the Electrical Plan with 4 square feet of clear area for future Photo Voltaic equipment, E3501.6.2 & E3605.8.
4. Revise the electrical load calculation showing a minimum 3,800 volt-ampere or 16 Ampere 100% entry for future Photo Voltaic equipment, E3502.2.
5. Provide a panel schedule showing wire size of each circuit or notate the wire size for each protection rating, E3602.2.
6. Appliances and equipment on general purpose circuits may not exceed 50% of the branch circuit rating, E3602.5. Place the Jacuzzi and a separate circuit from the bathroom countertop receptacle circuit.
7. Protect bedroom outlets including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3802.12.
8. Clarify the location of the disconnect switch noted at keynote #15b, E4001.5. Also, clarify the noted circuit numbers consistent with the panel schedule.

OUTDOOR LIGHTING CODE

1. Provide spec sheets for all full cut-off fixtures showing the lamp type, placement and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). Fixtures are only exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Show the "R" values of insulation and the maximum "U" factors of the windows and doors on the plans, N1101.2.

07/13/2010 RONALD BROWN BUILDING-COMMERCIAL REVIEW Denied 1. Detail 3/S1.0 shows detail 215 similar but does not call out size of "B1". The calculations on sheet 2 show "RB1" similar as a 5 1/8" x 12". Please clarify on the drawings the size of the beam at this location.
2. Detail 2/S1.0:
a. Please call out the size of the beam on South-East exterior wall running North and South along the East side of the stairs.
b. Please do the same in the calculations.
3. At Detail 2/S1.0, Second Floor Plan, the calculations call foe all the trusses to be type "T1". Please clarify.
