Please scale up the plan show clearly all the information required. 3. Provide all dimensions for all structures on site from property lines to structure. FLOOR PLAN 4. Identify ceiling heights in all areas. Note average height at sloped ceiling areas, R305.1. 5. Show the location of attic access min. 22"x30", R807. 6. Doors and Windows a. Show location and size of all doors and windows. b. Provide all window types, and designate the operable portion of windows. 7. Please show location of tempered glass, R308.4. a. Within: 18" of the floor, 24" of doorways. FIRE SEPARATION 8. Show section through fire rate wall and window closure and specify UL assembly used to achieve 1 hour rating. FOUNDATION PLAN 9. Provide a separate foundation plan and clearly define all required dimensions, footings, angles column, walls and etc. Clearly show the new work from the existing work and the structural interface of the two. 10. Provide additional details to clearly define all structural foundation conditions and cross reference all details to the foundation plan. 11. Clarify patio slope and finished elevation to existing residence floor elevation. 12. The masonry walls differ at the West bedroom exterior wall to the angeled patio demising RCMU wall. 13. Provide a RCMU wall section. 14. Show RCMU typical foundation and connection to RCMU. STRUCTURAL FRAMING PLAN 15. Detail 1/A4 is show in several palces as a typical when in fact the areas referenced is considerably different. Please provide framing details at all unusal framing connections and reference details on framing plan. 16. Reference building sections on framing and foundation plans. 17. Please provide a roof plan showing all roof drainage conditions including all roof slopes, angles HVAC equipment locations and drainage systems required. This will help understand the framing design. 18. Please provide a section through the clerestory windows and show wall header location. 19. Specify design criteria on plans. Provide values for floor/roof dead and live loads. 20. Specify lumber grade/species, or manufacturer and series for glue-lams and "I" joists, R802.1. 21. Show size, spacing and span of all framing members a. Trusses, joists, rafters, ledgers b. Beams, Glue-lams, Lintels, Headers c. Posts, columns, trimmers and king studs 22. Provide sufficient nailing for each framing member, Table R602.3(1). 23. Specify eave/overhang length and detail outrigger support. 24. Please provide structural calculations for the cantelevered roof overhang of the South West corner of the Upper patio roof section. 25. Please provide structural calculations for the support of the solar panels. 26. Clarify structural stability of the roof framing memebers for the support of the new roof top mounted HVAC unit on both the existing and new framing systems. ELEVATIONS 27. These Exterior Elevations do not match the roof framing design shown on sheet A3.1. Please clarify. 28. Specify height above grade for finished floor, windows/doors, exterior walls, rooflines, porches, chimneys, etc. 29. Provide complete drawings of all patio covers. 30. Provide an attic space ventilation calculation and note the size and location of all attic vents needed to comply, R806.2. 31. For thin-coat stucco systems, indicate the ICBO #, system name, and vapor barrier, R703.6. SECTIONS - DETAILS: 32. Cross-reference all cross-sections to the floor plan and framing plans. 33. Detail footing width, height, and depth (min. 12” into undisturbed soil, R403.1.4), Table R403.1. a. Footings under braced walls, R602.10.6. b. Stem walls, Table R404.1.1 (1-4). 34. 6" separation of untreated posts or columns above finished grade and 1” above concrete, R319.1 35. Completely detail all connections: a. Double joists parallel to bearing partitions b. Double joists and trimmer joists at framed openings (roof and floor) c. Blocking at floor joist ends and bearing walls d. Trusses to top plate (slotted ties for scissor trusses) e. Beam to post, post to slab f. Ledgers to masonry or framing g. Joist to ledger h. Show the required joist/rafter bearing contact to supporting members, R502.6 & R802.6. 38. Detail non-bearing interior wall conditions (floor and rafter/joist connections & gaps). 39. Specify wall and ceiling covering. Note: Ceiling gypsum board must be either 5/8" or ½" sag resistant when applied to ceilings framed at 24" o/c, IRC table R702.3.5 footnote d. 40. Eave vents require min. 1" clearance between ceiling insulation and roof sheathing, R806.3. 41. Masonry Construction a. Show wood beams with 1/2" end clearances from masonry on top, end, and sides, R319.1(4). b. Specify all beam seats. c. Note and specify the size, spacing and length of anchor bolts for top plates and ledgers, R606.11. d. Specify lateral support of masonry walls, R606.9. ELECTRICAL PLAN 42. The electrical floor plan is not the same plan as the Architectural Floor Plan. 43. Electrical work shall comply with 2006 IRC chapters 33 - 44. Kitchens and dining rooms require two or more 2O-amp small appliance circuits. Such circuits shall be GFCI protected and shall not serve other rooms (except breakfast areas, pantries, etc.), E3801.3. 45. Bedroom outlets shall be arc-fault protected (receptacles, lights, and smoke detectors), E3802.12. MECHANICAL PLAN 46. Show supply and return ducts with minimum R-8 insulation, R1103.2.1. 47. Provide an equipment specification list, M1302.1. 48. Show the condensate line and secondary for HVAC unit, M1411.3. 49. Show dryer vent size and location for venting to exterior (max 25’ w/bend reductions), M1502.2, M1502.6. 50. Show exhaust fan locations for bathroom and kitchen venting to the exterior (min 50 and 100 CFM rating respectively), R303.3, M1507. OUTDOOR LIGHTING CODE 51. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. 52. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style).
