Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval.

GENERAL REQUIREMENTS:
1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

SITE PLAN:
2. Specify location of electrical service conductors to existing studio, R106.1.1.

FOUNDATION PLANS:
3. Provide a note for termite treatment, R320 as amended.
4. Note soil bearing pressure used in the design of the footings, Table R401.4.1

STRUCTURAL PLANS:
5. Provide a complete braced wall panel layout showing panels at the ends (within 12.5') of all wall lines and additional panels centered at least every 25' between, Table R602.10.1. All exterior wall lines shall be braced and parallel interior wall lines shall be braced at intervals not exceeding 35' from exterior wall lines, R403.1.6, R602.10.1.1, R602.10.8.
6. Specify the size and location of all attic vents needed to comply with proposed calculations, R806.2. Note: attic ventilation may be omitted with an unvented attic design per 2006 IRC.
7. Provide attic vents in each rafter bay or provide sufficient means of cross ventilation, R806.2.
8. Specify proposed pitch of new roof framing.
9. Specify the direction of slope for the existing roof system and demonstrate sufficient discharge of stormwater.
10. Specify the proposed TJI series, R802.1.

SECTIONS - DETAILS:
11. Specify hardware connection of post to beam on detail 5-A2
12. Clarify all ledger sizes (12x10?)
13. Specify height of stucco weep screed above grade with a min. clearance 4" above grade or 2" above paved areas, R703.6.2.1.
14. All footings must extend a minimum of 12" below grade (including porch footings) , R403.1.6.

PLUMBING PLAN:
15. Note and specify all piping materials, UPC 301.1.1.
16. Note the T&P relief line must face down, UPC 608.5.
17. Provide a water supply fixture unit schedule for all plumbing fixtures served by the water meter serving this project (including existing studio) UPC Tables 6-6. Include the size of the water meter, lowest available pressure, and maximum length for the meter to the furthest fixture served.
18. Water conservation requirements: Water closets = 1.6 gallons per flush, Sinks/ Showerheads = 3 gpm, UPC State Amend. 45-312.
19. Shower and tub/shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type.
20. Provide note requiring that water hammer arrestors be installed in accordance with ASSE 1010-2004 on water lines serving appliances equipped with quick-closing valves to include but not limited to: clothes washers, dishwashers, and refrigerators, UPC 609.10.

MECHANICAL PLAN:
21. Provide an appeal to the Building Official for use of the Uniform Mechanical Code.
22. Specify size of exhaust flues, M1805.3.
23. Move combustion air note out of hatched area for legibility.
24. Show supply and return air ducts with a minimum R-8 insulation, R1103.2.1.
25. Show dryer vent size and location for venting to exterior (max 25' w/bend reductions), M1502.2, M1502.6.

ELECTRICAL PLAN:
26. Expand existing circuit note to include separation of bath circuit (20-amp circuit with GFCI receptacles within 3' of the basin) E3801.6.
27. Laundry rooms require at least one 20-amp circuit that shall serve no other outlets, E3603.3, 3801.8.
28. Include the oven/range in the electrical load calculations, E3502.2.
29. All outlets in sleeping rooms shall be arc-fault protected (not just receptacles) E3802.12.
30. Show the condensing unit on the electrical plan and specify appropriate disconnect, E3603.5
31. Convenience receptacles and light switches/fixtures shall be provided within 25' of mechanical equipment, E3801.11, E3803.4.
32. All smoke detectors must be interconnected, R313.
33. Provide electrical to furnace closet for air handler.

OUTDOOR LIGHTING CODE
34. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. Model plans should specify a minimum lot size for the proposed exterior lighting.
35. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style).

INTERNATIONAL ENERGY CONSERVATION CODE:
36. Specify a "U" factor and solar heat gain coefficient of the windows and doors that meets or exceeds the requirements of N1102.1. The simplified prescribed energy value for climate zone 2B glazing and skylights is U=0.75, the default SHGC is 0.40.
