This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: 1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. FLOOR PLAN: 2. Show the location of attic access min. 22"x30", R807. FOUNDATION PLAN: 3. Provide a note for termite treatment on the foundation page, R320 as amended. STRUCTURAL / FRAMING PLAN: 4. Note the size and location of all attic vents needed to comply with the attic space ventilation calculation (include existing attic space in calculation when existing vents will be covered by addition), R806.2. 5. Specify size of lintel in existing wall at new opening to addition, R801.2. 6. Specify method of roof support at open area between new and existing buildings, R801.2. 7. Provide detail for connection of roof support member to existing wall at open area between new and existing buildings, R801.2. SECTIONS - DETAILS: 8. Specify the insulation material that will provide R-19 in 3½" wall cavity. 9. Ceiling gypsum board must be either 5/8" or ½" sag resistant when applied to ceilings framed at 24" o/c, IRC table R702.3.5 footnote d. PLUMBING PLAN: 10. Show the size and location of the water supply line to the new water heater. 11. Provide the maximum developed length of water line from the meter the furthest appliance served, the lowest available pressure, and the diameter of the water service line, P2903.7. 12. Note water conservation requirements: Water closets = 1.6 gallons per flush, Sinks = 2.2 gpm, Showerheads = 2.5 gpm, P2903.2. 13. Shower and tub/shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type. 14. Clarify source of hot water to existing fixtures. ELECTRICAL PLAN: 15. Bathrooms require a 20-amp circuit, E3603.4, E3801.6. 16. Bedroom outlets shall be protected with combination-type arc-fault breakers (receptacles, lights, and smoke detectors), E3802.12. 17. Designate the circuit number for each light fixture, receptacle, appliance, and equip disconnect on the electrical layout, E3603.5. 18. Provide a load calculation for the subpanel and provide overcurrent device sized accordingly, E3502.2. 19. Specify feeder conductor and conduit size for sub-panel (40% demand factor may not be applied), E3604.3.
