| 03/18/2010 | DAVID RIVERA | LANDSCAPE | REVIEW | Denied | 1. Street landscape borders shall be located entirely on site, except that, if approved by the City Engineer or designee, up to five (5) feet of the required ten (10) foot width be placed within the adjacent right-of-way area or within the Major Streets and Routes (MS&R) right-of-way area on MS&R streets. Obtain permission for use of ROW on Laguna St. 2. Whether or not required by this Division, screens along a street frontage must be located on the development side of the street landscape border so that they do not obstruct the view of the street landscape border from the street. Required landscape must be located on the street side of screen, relocate wall or vegetation as necessary along Miracle Mile. 3. The site plan and landscape plan must show identical site layout to avoid conflict between the two plans. Ensure that all changes to the site plan are reflected on the landscape plan. Label existing Cactus Garden to remain on the site plan. 4. Additional comments may apply. |

| 03/24/2010 | DAVID RIVERA | ZONING | REVIEW | Denied | DSD TRANSMITTAL FROM: David Rivera Principal Planner PROJECT: T10CM00576 Ghost Ranch Lodge - Affordable Elderly Housing 801 W. Miracle Mile Site Plan TRANSMITTAL DATE: March 22, 2010 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. List the property (legal) description on the plan. DS 2-02.2.1.A.2 2. Clarify if the two west properties have been combined. If not clarify if the process has been started. I recall there was a time period where the northwest property was under a different ownership purchase of the property was pending. If the properties have not been combined draw the lot and label the distance bearings accordingly. DS 2-0.2.1.A.5 3. In order to verify the building square footages please provide dimension floor plans for existing and new buildings. DS 2-02.2.1.A.6 4. There are a couple of issues with the parking ratios proposed for Phase II. First, a letter from the Zoning Administrator Staff dated February 27, 2009 states that the parking for the buildings A,B,C,D,E,F,G, and Q (Joesler buildings), would be allowed use the parking of one (10 spec per unit. This letter did not extend the parking allowance for the remainder of the existing buildings. The parking ratios must be addressed accordingly in the parking matrix and any additional parking spaces must be depicted on the4 plans. A minimum of 1.5 parking spaces is needed per unit in Phase II. DS 2-02.2.1.A.8 5. Based on the requirement for additional vehicle parking the bicycle parking requirements will have to be adjusted as well. DS 2-02.2.1.A.9 6. Label the width of the west/east northern PAAL and the north/south PAAL adjacent to buildings 18-22. Dimension the back-up spur per DS 3-05.2.2.D DS 2-02.2.1.A.11 7. Label and dimension the pedestrian refuge area adjacent to the east side of the Buildings16, 17, 19, and 20. The minimum width required is five feet (5'). Draw and label the access ramp from the H. C. access aisle adjacent to building 6. It is suggested that accessible ramps be provided between buildings 18 and 19 to create a crossing at the driveway. This area appears to be a more natural route for someone utilizing the accessible parking space adjacent to building 6 and needing to get to i.e. building 16 etc. See Ron Brown's comments with regards to this item. DS 2-02.2.1.A.12 Key note 11 is used in several areas of the drawing where the sidewalk must be 6'-6" wide but the key note references a four -foot wide sidewalk. Revise the plans accordingly. 7. If Applicable to this Phase II, drawn and label the location, type, size, and height of existing and proposed signage. DS 2-02.2.1.A.13 8. Based on the square footage for this phase, two 12'x35' loading zones are required. Only one loading zone could be verified for Phase II. Revised the plan and provide and additional loading zone and revise the loading zone calculations. DS 2-02.2.1.A.14 9. Clarify if the entire site is to be used for elderly/senior housing. It is my understanding that the entire project was for this use. Now the plans are indicating apartments on the east side where in the previously approved plan the use was listed as elderly housing. I also assume that any funding that has been provided for this project was specific to that use. Clarify. DS 2-02.2.1.A.31 If you have any questions about this transmittal, please call David Rivera, (520) 791-5608. | 03/30/2010 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Denied | 1. Revise the site drawing to include the following information: a. the location and size of the water meter b. the location of the main water lines and fire hydrants c. the location of any gas meters d. the location and size of the public sanitary sewer (and private sewer collection system) e. the location, invert, and rim elevation of all manholes and cleanouts. | 04/05/2010 | LOREN MAKUS | ENGINEERING | REVIEW | Denied | T10CM00576 April 8, 2010 Keynote 5 indicates that the lines diagram the required turning radius for fire truck access. Provide details in the note indicating minimum inside and outside radii. Label dimensions for sight visibility triangles. Revise the trash container enclosure detail to indicate 10 feet clear between the bollards protecting the side walls. Indicate the cut and fill quantities for the project. It appears that a grading plan for phase II will be required. Since the two phases involve more than one acre of disturbed area, a stormwater pollution prevention plan will be required for the entire project. The SWPPP must meet all of the requirements of the ADEQ stormwater construction permit including the identification of all operators. Show existing and proposed grades and show drainage patterns including roof drainage. Clearly show how water harvesting will be utilized to the maximum extent possible. Provide sections and details to demonstrate that stormwater will be directed to the water harvesting/landscape areas. Provide a drainage statement showing discharge quantities entering and leaving the site and demonstrate how the discharges are handled on the site. Revise the drafting as necessary to ensure that all information is legible and not obscured by other lines or data. Additional comments may be forthcoming once these comments have been addressed.
