This site is located in the HR-2 zone (LUC Section 2.3.5.2.A.2). This site is also located in a historic zone and historic review is required (LUC Section 2.8.8.5). The Development Designator is "K" (LUC Sections 2.3.5.2.A.2 & 3.2.3.1.C) and the Perimeter Yard Indicator is BB (LUC Sections 3.2.3.1.C & 3.2.6.4). DDO review and approval is required for the proposed setbacks to the south and the east property line. The DDO requirements may be address and approved via historic review process. Please contact Frank Podgorski @ 837-4962 for additional information. The minimum setback to the south property line is the greater of ten (10) feet or three-quarters (3/4) the height of the structure's wall, measured for design grade to the highest point (LUC Section 3.2.6.4 & Illustration 3.2.6.3). The height of the south wall of the proposed second unit is twenty-four (24) feet. The required minimum setback is eighteen (18) feet. The proposed setback to the south property line is three (3) feet four (4) inches. The minimum setback to the east side-street property line along the North Jacobus Avenue is ten (10) feet (LUC Section 3.2.6.5.A). The proposed setback is six (6) feet four (4) inches. |
