This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: 1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. 2. Any architect and/or engineer involved in the design of the structure shall seal the related sheets of plans including revisions, details and calculations in accordance with the rules of the State Board of Technical Registration. 3. Correct all viewport sizes where portions of text are not visible. FLOOR PLAN: 4. Exterior walls with a fire separation distance less than 3 feet shall have not less than a one-hour fire-resistive rating with exposure from both sides. Projections shall not extend to a point closer than 2 feet from the line used to determine the fire separation distance. Projections extending into the fire separation distance shall have not less than one-hour fire-resistive construction on the underside, 2006 Amendment R302.1. 5. The walls and soffit of the enclosed space under stairs shall be protected on the enclosed side with ½" gypsum board, R311.2.2 (provide notation for both stairways). 6. Provide sufficient emergency escape/rescue openings from basement, R310. Minimum net opening of 5.7square feet for floors above grade level, 5 square feet for floors at grade level. Maximum sill height = 44". Minimum clear opening = 24" high x 20" wide. 7. Specify the size and operable portion of windows being replaced in existing sleeping rooms, R310. PLUMBING PLAN: 8. Clarify the maximum developed length of the water supply from the meter the furthest appliance served, UPC Table 6-6 (longest length may be through water heater to the furthest fixture with hot water). 9. Specify the water supply line connection to the water heater. 10. Justify the supply line diameters for water supply to the kitchen sink and ¾ bathroom. 11. Correct code reference to water heater (103.2.3 does not apply to water heaters). 12. Provide note requiring that water hammer arrestors be installed in accordance with ASSE 1010-2004 on water lines serving appliances equipped with quick-closing valves to include but not limited to: clothes washers, dishwashers, and refrigerators, UPC 609.10. 13. Specify the diameter of the existing sewer line. 14. Cleanouts are required at the kitchen sink area UPC 707.4 W/ State amendment. 15. Details are required for island venting (air admittance valves/Chicago Loops), UPC 909. 16. Show the waste stack connection from the second floor on the first floor plumbing plan. 17. Provide vent sizes for the bathroom near the kitchen, the bathroom near the laundry room, and the powder room, UPC 904. 18. Clarify the gas appliance specified on the plumbing page (double oven or 6-burner). 19. Provide the manufacturer's cut sheet for the proposed tankless water heater with 150cfh demand. 20. Provide gas piping to the tankless water heater for the assumed demand (400,000 Btu). MECHANICAL PLAN: 21. Provide a complete mechanical plan for review. Provide a heated air source to all habitable rooms capable of maintaining a room temperature of 70 degrees at a point three feet above the floor, R303.8, 310.11. ELECTRICAL PLAN: 22. Exterior receptacle outlets at grade level shall be provided at both the front and back of the dwelling, E3801.7. These outlets shall be GFCI protected E3802.3. 23. Show locations of smoke detectors (every sleeping room and hallways leading to). All smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. When ceiling finish materials are not removed, existing bedrooms may be equipped with battery operated smoke detectors, R313. 24. Show the location of the subpanel with a 30"W x 36"D clear working space, E3305.2, E3501.6.2. 25. Include the subpanel on the riser diagram with feeder conductors, conduit sizes, and over-current protection (with appropriate correction factors), E3605.5. 26. Specify method of Ufer, E3508. 27. Justify the kitchen load on the electrical load calculation consistent with the proposed layout. 28. Correct the air conditioner load calculation. 29. Justify the 220 Jacuzzi loads at only 10 amps each. 30. Specify the make and model of the proposed 380 amp all-in-one service equipment. 31. Clarify note #10 Sheet E2 (all outlets or all receptacles serving countertops?) and note #12 (only exterior receptacles are exempt?)
