COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC). This project has been reviewed for full code compliance for the areas of expansion and modification to the existing parking and loading area.

2. At the northeast corner of the building there is a building overhang that encroaches into the right-of-way. Contact Jim Rossie, COT Real Estate, (520) 837-6718 in regards to Temporary Revocable Easement (TRE) requirements.

3. For both the DRB and MDR provide information as to what was approved or waived and any conditions of approval on the plan adjacent to the DRB and MDR numbers and approval dates.

4. D.S. 2-02.2.2.A.4 Per the MDR the required number of vehicle parking spaces is 61. Revise the parking calculation to show 61 vehicle parking spaces required per MDR-10-01, 61 vehicle parking spaces provided.
5. D.S. 2-02.2.2.A.5 The northern most loading space shown on the plan appears to encroach into an existing "IRON FENCE". Based on the MDR only one (1) loading space is required, remove the northern most loading space from the plan.
6. Once the above comments have been address Zoning is available for an over-the-counter review. Please call or email to schedule an appointment..

The Site Plan (SP) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Site Plan:

1. Please include a detailed response letter to the comments along with the corrected copies of the SP.
2. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10. The SVT shown are not correct and parking spaces cannot be located in the SVT's. Since the parking spaces are existing and have been there a long time, the parking will be allowed to remain in the SVT's. However a pedestrian SVT (20'x30') can only be used if there is a n existing median in the street. Therefore 20'x110' far side SVT is required at all ingress/egress along 5th Ave.
3. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0. The enclosure can not be accessed traveling the opposite direction one a one way paal. Perhaps revering the traffic flow for the P.A.A.L. would work. Revise as required. Per previous comment.

Drainage Statement:
1. The DS has been accepted by engineering.
