This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC). This project has been reviewed for full code compliance for the areas of expansion and modification to the existing parking and loading area. 2. At the northeast corner of the building there is a building overhang that encroaches into the right-of-way. Contact Jim Rossie, COT Real Estate, (520) 837-6718 in regards to Temporary Revocable Easement (TRE) requirements. 3. For both the DRB and MDR provide information as to what was approved or waived and any conditions of approval on the plan adjacent to the DRB and MDR numbers and approval dates. 4. D.S. 2-02.2.2.A.4 Per the MDR the required number of vehicle parking spaces is 61. Revise the parking calculation to show 61 vehicle parking spaces required per MDR-10-01, 61 vehicle parking spaces provided. 5. D.S. 2-02.2.2.A.5 The northern most loading space shown on the plan appears to encroach into an existing "IRON FENCE". Based on the MDR only one (1) loading space is required, remove the northern most loading space from the plan. 6. Please provide a detectable warning strip in both groups of accessible parking in the aisle just prior to entering the PAAL. b. At the Most Westerly group of accessible parkings spaces, a separation of the accessible route and parking aisles adjacent to the parking spaces and the PAAL will be required by Zoning. Reference Zoning comments for the accepted types of separation. A 6" surface mounted curb will work just fine. 4. Please provide a large scale detail of the exact parking design as shown on the site plan showing all critical accessible requirements per code compliance.
