This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC). This project has been reviewed for full code compliance for the areas of expansion and modification to the existing parking and loading area. 2. Per LUC Section 2.8.10.4.B a Major Project Design Review is required for this project. 3. Per LUC Section 2.8.10.8 a Modification of Development Regulations (MDR) is required for reduction in the number of vehicle parking spaces and loading spaces shown on the last approved site plan. 4. Based on the provided last approved site plan and changes to the vehicle use area the following comments apply. 5. D.S. 2-02.2.1.A.8 Per D.S. 3-05.2.3.C.1 A vehicular use area must be provided with post barricades or wheel stop curbing designed to prevent parked vehicles from extending beyond the property lines; damaging adjacent landscaping, walls, or building. That said vehicle parking spaces 25 - 36 and 56 - 62 will require wheel stops to prevent damage to the adjacent building. Show the wheel stop location on the parking space detail and dimension per D.S. 3-05.2.3.C.2 and Figure 5. 6. D.S. 2-02.2.1.A.9 The proposed bicycle parking detail does not meet the requirements of D.S. 2-09. Please review the revised development standard and provide a detail that addresses the following: materials for lighting, paving, and security; fully dimensioned layout; location; specific type of rack and the number of bicycles 7. D.S. 2-02.2.1.A.11 Per LUC 3.3.7.2.C.4 The minimum width of a two-way parking area access lane (PAAL) is twenty-four (24) feet wide. That said the two southern entrance PAALs do not meet this requirement. 8. D.S. 2-02.2.1.A.12 Per LUC Table 3.3.7.I the minimum width of a PAAL that provides access to 90 degree parking is twenty-four (24) feet wide. This said the northern most PAAL does not meet this requirement. 9. D.S. 2-02.2.1.A.12 Per D.S. 3-05.2.2.D A back-up spur will be provided at the end of a row of parking if no ingress or egress is provided at that end. That said provide a backup spur that meets the requirements of D.S. 3-05.2.2.D and Figure 2 at the end of two (2) southern PAALs. 10. D.S. 2-02.2.1.A.12 Per D.S. 3-05.2.2.B.1 A minimum setback distance of five (5) feet for a pedestrian refuge area must be maintained between any enclosed structure and a PAAL. That said provide a five foot pedestrian refuge for the area between the PAAL and building located south of the proposed addition. 11. D.S. 2-02.2.1.A.12 Per D.S. 2-08.4.1.B A sidewalk will be provided adjacent and parallel to any PAAL on the side where buildings are located. That said provide a sidewalk for the area between the PAAL and building located south of the proposed addition. 12. D.S. 2-02.2.2.A.4 The proposed addition, patio and roof deck are required to meet the parking requirements of LUC Section 3.3.6.1.B. That said the total square footage of 5,571 / 300 requires an additional 19 vehicle parking spaces for the proposed expansion. Revise the vehicle parking calculation to show the required and provided number of vehicle parking spaces. The last approved plan provided 76 vehicle parking spaces, the proposed plan shows 62 vehicle parking spaces equaling a reduction 14 vehicle parking spaces. With 19 vehicle parking spaces required for the expansion and 14 vehicle parking spaces deleted from the last approved plan, for a total of 33 vehicle parking spaces, a variance may be required. 13. D.S. 2-02.2.2.A.4 Provide a bicycle parking calculation that shows the required and provided number of bicycle parking spaces. 14. D.S. 2-02.2.2.A.5 The last approved site plan shows two (2) 12 x 35 loading spaces on site, the proposed plan has removed both loading spaces. Provide the two loading spaces on the plan. 15.
