This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. SITE PLAN: 1. Show the water pipe size between the water meter and point of connection for new plumbing. The supply pipe must be sized for the calculated load, 2006 IRC 2903.7. FOUNDATION PLANS: 1. Show the garage floor direction of slope, R309.3 2. Show compliance with termite treatment, R320. 3. Show footing depth and width required for two story CMU construction, R403.1.1. 4. Show the location of all foundation hold-downs on the Foundation Plan, R403.1.6. FLOOR PLANS: 1. Detail and specify stair with 7 ¾" max. riser height, R311.5.3. 2. Provide a landing with minimum 36" depth between the door and tread at the bottom of the stairway, R311.7.6 3. Show the location of a minimum 22" x 30" attic access. Attic access is required for areas exceeding 30 SQ FT with a minimum of 30" of headroom and located in a hallway or readily accessible space, R807.1. STRUCTURAL PLANS: 1. Provide manufacturer's calculations and data for pre-engineered trusses dated and wet-sealed by an engineer who is registered in Arizona, or notate the requirement for deferred submittal, R106.1. . 2. Provide detail or notation for the bracing of trusses at gable ends to prevent rotation and provide lateral stability, R802.10.3. 3. Show rafter (truss) to wall connection using (H2.5A) ties having a resistance to uplift of not less than 365 pounds, R802.11.1. (City of Tucson Amended). 4. Provide stairway connection details and stringer sizes. Pre-fabricated metal stair must have manufacturer's specifications attached to plans showing code compliance, R301.1.3. SECTIONS - DETAILS: 1. Provide fastening methods of structural components on Detail #2/4, R106.1.1. 2. Provide a detail of the floor joist hanger to beam connection with fastening methods, R106.1.1. 3. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. 4. Specify water-resistive barrier equivalent to two layers of Grade D paper over the wood based sheathing of exterior plaster wall coverings, R703.6.3. 5. Calculate and show the attic ventilation using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation. PLUMBING PLANS: 1. Provide pipe diameter between the meter and shut off valve in compliance with P2903.7. A minimum 1" service pipe is required for supplying water to more than 9.5 fixture units. 2. Clarify the pipe diameter at the point of connection of the new cold water line to existing service pipes. Existing water pipes may require replacement with larger sizes for controlling excessive water flow rates, P2903.7. 3. Show an individual accessible water supply shut off for each building, P2903.9.1. ELECTRICAL PLANS: 1. Show locations of smoke alarm, R313. A smoke detector is required at the ceiling if the bottom stair area. 2. Clarify the electrical riser diagram showing the connection between the main and sub-panel, E3303. 3. Show sub-panel feeder conductor and conduit sizes, E3605. 4. Show all readily accessible garage receptacle outlets with GFCI protection, E3802.2.
