The subject submittal has been reviewed and it can not be approved at this time. Address the following comments before review can continue. Prepare a detailed response that explains the revisions that were made and references the exact location in the drainage report and on the Site Plan where the revisions were made:

Drainage Report:

The "Drainage Notes" provided on with the Site Plan are not sufficient. Provide a drainage statement that addresses offsite and onsite drainage impact on the proposed development and any possible existing drainage concerns that need to be resolved with this project.

The Drainage Statement will also address roof drainage and water harvesting. Clarify how roof drainage will be directed towards waterharvesting basins. Design calculations for all proposed erosion control pads and sidewalk scuppers must be provided.

Site Plan:

Provide the following on the Site Plan:

1. (D.S. 2-02.2.1.A.5.) Lot dimensions and bearings.
2. (D.S. 2-02.2.1.A.11.) Width of driveways and parking area access lanes (P.A.A.L's).
3. (D.S. 2-02.2.1.A.16.) Drainage patterns and finish grades.
4. (D.S. 2-02.2.1.A.17.) Estimated cut and fill quantities.
5. (D.S. 2-02.2.1.A.19.) Dimensioned right of way.
6. (D.S. 2-02.2.1.A.20.) All easements of record must be graphically shown on the plan together with recording docket and page reference.
7. (D.S. 2-02.2.1.A.21.) Dimensions from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines.
8. (D.S. 2-02.2.1.A.23.) Existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number. The shown contours do not have elevations.
9. (D.S. 2-02.2.1.A.32.) Show how the refuse container can be accessed. Additionally, revise the trash enclosure detail to match the detail in Development Standard 6-01.0.
10. Revise the font throughout the document to 12 points for legibility.
11. Since the first sheet of the site plan shows the overall site and the surrounding improvements, provide, on the second sheet, a smaller scale drawing of the proposed development to show the proposed improvements in more details.
12. The details, on Sheet 2, are very light and not clear. Revise as needed.
13. The Site Plan must be stamped by a Civil Engineer to certify the provided engineering and drainage information.

COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. The site plan as submitted does not meet the criteria of DS 2-02 for a site plan. The first page can be used as a reference sheet and an additional sheet with the area to be developed drawn at a scale of 1:20 will be required. Review DS 2-02 for the requirements of a site plan.

2. DS 2-02.2.1.A.1 Property description is required. It appears that property lines or a lease area for this project is proposed. A search of Pima County Assessors records does not indicate any separate parcels for this area. If a lot split is proposed an application and approval of the lot split is required to be obtained from PDSD prior to approval of the site plan. If this area is a lot split or a lease area documentation will be required clearly indicating that a cross access / cross parking and pedestrian circulation agreement has been recorded with the adjoining property owners. If applicable, provide recording docket and page information for the agreement on the site plan. If there are no property lines or lease area for this site remove indicated property lines along the south and east of this project.

3. DS 2-02.2.1.A.4 On the location map provide the section corners.

4. DS 2-02.2.1.A.5 Provide lot dimensions and bearings of all property lines and or lease areas.

5. DS 2-02.2.1.A.7 Provide the required dimensioned setbacks from all property lines. The required setbacks along Broadway and Craycroft are 21' or the height of the wall of the proposed structure from the back of future curb.

6. DS 2-02.2.1.A.8 The last approved site plan provided indicates a total building GFA of 95,187 sq.ft. and a total of parking spaces provided as 459 spaces. This plan indicates a total GFA of 80,119 sq.ft.(actual total is 87,619) with a total of 393 parking spaces provided. A count of the parking spaces indicated on the submitted plan shows a total of 420 parking spaces. Clarify discrepancies in building sq. ft and number of parking spaces required and provided. Revise parking calculations.

In the parking calculations clearly indicate that the building parked at a ratio of 1:400 is a furniture store use.

It appears that an outside eating area is proposed with the new structure. This area must be included in the sq. ft. of the building for the parking calculations as well as in the area expansion calculations. Provide a dimensioned plan for this area on the site plan.

Required parking spaces cannot be allocated for specific use unless there is an excess of parking. The parking spaces indicated as "Take Out" may be required to be indicated as standard parking spaces.

Upon reviewing the aerial photos for this site it appears that 7 parallel parking spaces are being added west of the southwest existing building. Provide a dimensioned detail of this area clearly indicating the size of the parking spaces (minimum 8X23) and the width of the parking area access lane (PAAL). Show existing curb and sidewalk locations also.

Please darken the line weight the provided detail of the handicap and standard parking space details on sheet 2 of 2. The minimum size font required for all lettering is 12pt. Please revise through out plan.

Indicate on the site plan the location of the wheel stops for each new or relocated parking space.

7. DS 2-02.2.1.A.9 Please darken lines for the bicycle parking detail on sheet 2 of 2. Revise font size to a minimum 12 pt.

The detail provided for the class one and class two bicycle parking spaces does not the requirements of DS 2-09. Class two bicycle racks are to have a minimum two point connection. Provide detail of the class two bicycle rack.

Please provide a plan view detail of the proposed class 2 bicycle parking spaces. Single rack spaces placed in a row will allow a minimum of seventy -two (72) inch length per bicycle parking space and a minimum of thirty (30) inches between outer spaces of racks. A five (5) foot wide access aisle measured from the front or rear of the seventy-two (72) inch long parking space will be provided beside each row. Lighting will be provided such that all facilities are thoroughly illuminated and visible from adjacent sidewalks, parking lots, or buildings, during working hours. The surface of the facility can be surfaced the same as for motor vehicle parking or with a minimum of one (1) inch thickness of one-fourth (1/4) inch aggregate material.

On the site plan clearly indicate the location of the class one and class two bicycle spaces.

Per DS 2-09.4.1 Class 2 bicycle parking facilities will be located no more than fifty (50) feet from the main building entrance(s) and will be along the front side of the building as well as along other sides of the building that has an entrance. Bicycle access through the development will be separate from the pedestrian ways. Vehicular access may be used as bicycle access. Bicycle access to a parking facility may cross a pedestrian way at a right angle (DS2-09.3.2). Multiple rack bicycle parking require a minimum thirty (30) inches between outer spaces of posts or racks (DS 2-09.5.1.A). Please review the revised DS 2-09 and provide the necessary corrections to the bicycle parking as required. Once changes are provided and reviewed further comments may result. 8. DS 2-02.2.1.A10 Provide location of existing and future sight visibility triangles. See engineering comments.

9. DS 2-02.2.1.A.11 Provide the dimensioned width of all PAALs and entrances to this sight near the proposed building.

10. DS 2-02.2.1.A.12 Per DS 2-08.3.1 a pedestrian circulation path is required to connect to the sidewalk located in the right of way of both adjacent streets. Appears only to connect to Broadway not to Craycroft..

Clearly indicate that all sidewalks are physically separated from all vehicular use areas.

Provide width dimensions for all sidewalks. Minimum width is 4'.

On the site plan clearly indicate the location of all handicap ramps.

11. DS 2-02.2.1.A.13 If applicable, provide the location, type, size, and height of existing and proposed signage.

12. DS 2-02.2.1.A.14 Provide the location and size of the required loading zone on the site plan. In the calculations provide the number of required and provided loading zones.

13. DS 2-02.2.1A.19 Provide the dimensioned right of way for existing and future location of the MS&R for both streets. See engineering comments.

14. DS 2-02.2.1.A.20 If applicable provide all easements of record on the site plan together with recording docket and page information.

15. DS 2-02.2.1.A.25 If applicable, provide existing and proposed lighting layout.

16. DS 2-02.2.1.A.28 Provide on the site plan the existing zoning of the parcel and the zoning of the adjacent parcels.

17. DS 2-02.2.1.A.6 Provide the dimensions of the footprint of the proposed structure and the out door eating area on the site plan.
