Ajo Way Site Plan TRANSMITTAL DATE: 03/02/10 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. DS 2-02.2.1.A.5 The indicated dimension of the farthest east property line (168.84) is incorrect. The correct dimension is 148.84. Revise. 2. DS 2-01.2.1.A.7 In the zoning information portion revise setback information to reflect the proposed structure setbacks not the existing buildings. 3. DS 2-02.2.1.A.8 On the site plan clearly indicate the required 2'-6" vehicle overhang for the parking spaces at the southwest corner of the property (parking spaces 15'-6" in length). Coordinate with the landscape plans to prevent damage to the landscape. 4. DS 2-02.2.1.A.9 The minimum distance from the bicycle rack to the front of the bicycle parking area is 3'. Revise On the plan view the bicycle rack is dimensioned as being 18" in length. On the elevation view the bicycle rack is dimensioned as 25.75" in length. Clarify. In the bicycle parking calculations the number of required spaces is 4% of provided parking spaces with all spaces being class two. Revise calculations. 5. DS 2-02.2.1.A.10 Provide on the site plan the existing and future sight visibility triangles. See engineering comments. 6. DS 2-02.2.1.A.11 Provide a dimension of the PAAL behind the new 15'-6" parking spaces. Minimum 24 in width. The PAAL between the handicap parking space and the island is indicated and scales at 22' in width. The minimum width for a two way PAAL is 24'. A redesign of this area will be required. Per the landscape plan there are two landscape areas along the east property line. Provide location of the curbs on the site plan. Required to prevent damage from vehicles to the landscaping. The curbing near the parking space at the backup spur will be required to meet the criteria of a backup spur. (3' radius) 7. DS 2-02.2.1.A.14 Provide in the calculations the number of required and provided loading zones. Provide dimensions of the loading zone. Minimum for this site is a 12X35. 8. DS 2-02.2.1.A.12 Provide a pedestrian circulation path (sidewalk) to the second door indicated on the new building near the southeast corner of the building. 9. DS 2-02.2.1.A.32 Clearly indicate the vehicle maneuverability in and out of the proposed trash enclosure. See engineering comments. At the most Southerly accessible parking space, the Westerly sidewalk ramp does not work with the intersection of the concrete walk from the North. Please redesign for a smooth elevation transition from walk to ramp. 2. At both ends of the marked crossing, transitional elevation change ramps are required. Please provide a large scale detail showing all critical accessible details, requirements and dimensions. 3.
