1. Fill out the applicant information on the Green Review Card.
2. Provide T10BU01739 Grading Plan Case Number in the Title Block.
3. Provide the D07-0014 and T07BU01842 Case Numbers in the Title Block for reference.
4. Provide a location map that has 3"= 1 mile scale.
5. Provide the area of the subject project and the proposed disturbance area in the grading general notes.
6. Add the following general notes:

a. The approved Grading Plan is the only acceptable construction plan onsite. The Contractor may not use any other plans, such as the approved Tentative Plat and/or Development Plan, for construction purposes. The Contractor may ask the Planning and Development Services Inspector to consult with the other approved plans for additional information or details that might not be included on the approved grading plan but needed for completion of work.
b. A copy of the approved Grading Plan, Grading Permit, and any Geotechnical Reports shall be kept at the site at all times, until final grading approval.

7. Do the provided cut and fill quantities represent the proposed final grading, or both rough and final grading?
8. Show and label the basis of bearing and provide the tie between the basis of bearing and one corner of the subject parcel.
9. Provide all required construction details, elevations, dimensions, materials and cross sections to build the proposed improvements including basins, toe-downs, drainage systems and splash pads, P.A.A.L's and parking areas etc.
10. Reference on the grading plan the locations of all provided details and cross sections.
11. Show the proposed building roof drainage arrows and provide sidewalk scuppers for roof drains.
12. Provide cross section for the access road around the site and clarify if it will be paved with asphalt or concrete.
13. Provide the construction details for the proposed trash enclosure or reference the enclosure standard detail. Additionally, it appears that the location of the enclosure is inaccessible. Relocate the enclosure or verify that it can be accessed.
14. Clarify if the storm drain system on the east side of the site is part of the project. Provide all required construction details if the storm drain is part of this project. If not, who will build it and under what permit. Provide a note, that explains who will build the system, if necessary.
15. Specify the strength of the concrete proposed to pave the site.
16. Provide cross sections across the entire site to assist in constructing the proposed improvements.
17. Call out any existing or proposed slopes.
18. Reference all the standard detail numbers for all applicable details shown in the detail sheets.
19. Work in the public right of way requires an excavation permit and/or may require a private improvement agreement. Check with City of Tucson Department of Transportation Permits and Codes for additional information
20. Resubmit the redlined grading plan with future Grading Plan submittals for comparison.
21. Provide a detailed response letter with the next submittal that explains how the comments were addressed and references the exact locations/sheets where the revisions were made.

SWPPP Comments:

1. Show the grading limits on the SWPPP exhibit and provide the grading limits symbol in the legend.
2. Place controls inside grading limits.
3. Revise sequential activities to include, as the first two activities, determining the disturbance limits, and installing the proposed BMP's within these limits.
4. Identify the nearest receiving waters on the Location Map (Part III.C.4).
5. Show on the SWPPP exhibit possible locations of on-site material storage, waste storage or receptacles borrow areas, equipment storage or other supporting activities (Part III.C.3.e). Include the symbols in the legend.
6. Specify what "inlet protection" is being proposed over the eastern storm drain manholes.
7. Identify how records of dates when major grading activities occur will be kept. Additionally, identify how records of when construction activities temporarily or permanently cease on all portions of the site will be kept (Part IV.B.3.).
8. Identify how records of when stabilization measures are initiated and completed and reason(s) for delay will be kept (Part IV.B.3.).
9. Include a copy of the AZPDES permit (Part III.D.1.).
10. Include a copy of the completed (filled out and signed by the owner) NOI form that was submitted to ADEQ (Part III.D.3). Provide some blank forms for the unknown operators. (Part IV.F) Each operator is responsible for submitting a completed NOI to ADEQ and to the City of Tucson. Please note that the remaining signatures from the operators must be on the onsite copy of the SWPPP at or before commencement of construction.
11. Include a copy of the authorization certificate received from ADEQ (Part III.D.2).
12. Include a dated and signed certification form for each known operator (including the owner) in accordance with Part VII.K. (Part IV.J.1). Provide blank certification copies for unknown operators.
13. Identify any city or county which received a copy of the authorization certificate (Part III.D.4).

Comments:

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. In addition, we could not verify that the grading plan was in compliance with the approved development plan for Zoning Review. Please submit one copy of the approved and stamped Development Plan, Landscape, and NPPO plans with the next grading plan submittal.

3. Zoning will re-review the grading plan on the next submittal to ensure compliance with the approved development plan. Additional comments may be forthcoming.
12/08/2010 ANDREW CONNOR NPPO REVIEW Denied 1. Remove non-approved landscape plans from grading plan submittal. The approved landscape plan within the development plan package will be used for reference for review.
