Campbell Ave Grading Plan T10BU01670 (First Review) T14S, R14E, Section 08 RESUBMITTAL REQUIRED: Grading Plan, Drainage Statement The Grading Plan (GP) and Drainage Statement (DS) cannot be approved as submitted. Please address the following review comments prior to the next submittal. Grading Plan: 1. Please include a detailed response letter to the comments along with the corrected copies of the GP. 2. The GP cannot be approved prior to the approval of the Site Plan (T10CM03405). 3. Add the following notes to the grading plan notes: " "The approved Grading Plan is the only acceptable construction plan onsite. The Contractor may not use any other plans, such as the approved Tentative Plat and/or Development Plan, for construction purposes. The Contractor may ask the Development Services Inspector to consult with the other approved plans for additional information or details that might not be included on the approved grading plan but needed for completion of work." " "The contractor shall remove the fine materials from the bottom of the detention/retention basin and scarify the basin bottom once the construction activities are completed in order to remove any fine material build up caused by construction and to restore soil percolation." " "Any engineering work to be done below grade (i.e. toe-downs, cutoff walls, drainage pipes/structures, etc.) shall not be back filled until Development Services Inspector inspects the work and approves it." 4. Show the pedestrian esmt. required for the public sidewalk to be located on private property. 5. Add the basin(s) maintenance responsibility note per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the GP. 6. A permit or a private improvement agreement might be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information. 7. Provide a curb return (min. 18'R) with an access ramp for the south side of the north entrance. 8. Show drainage patterns with percent slopes, spot elevations, flow arrows, grades and flow rates within and adjacent to site to show drainage scheme (Show patterns within the first 100 feet from the property line). 9. There is a discrepancy between the GP contour lines and the DS exhibit contour lines. It is not clear whether or not the parcel is subject to off-site runoff. 10. Complete GP number (T10BU01670) on all sheets. 11. Show all symbols in the legend. 12. List Gradable area in sq. ft. on the plans. 13. Show cross section with transverse and longitudinal slopes of parking lot. 14. Call out surface paving material. 15. Curb and Gutter elevation include drainage flow with percent slope. 16. Cut or fill slopes require a 2' minimum setback from property line. 17. Provide a detail of the Water Harvesting Area including: " Inlet/Outlet structural details (Weir design). " Cross-sections with dimensions. " Dimension basin, length and width. " Water surface elevations. " Peak discharge at basin's outlet. Drainage Statement: 1. Please include a response letter to the comments along with the corrected copies of the DS. 2. There is a discrepancy between the GP contour lines and the DS exhibit contour lines. A Drainage Statement is a brief description of drainage conditions applicable for a site which are not affected by 100 year flows of 100 cfs, of more……per S.M.D.D.F.M., chap. II, 2.1.2. The DS must be submitted along with the site plan and accepted with the approval of the grading plan. 4. Show the project address or administration address on the cover sheet of the DS. 5. If applicable, add the basin(s) maintenance/water harvesting area responsibility note and checklist per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the DS.
