1. Grading plan comments. Zoning has no adverse comments on the grading plan as it pertains to zoning requirements. However Zoning cannot approve the grading plan until the development plan is fully approved y all CDRC reviewers. Due to additional comments that may be forthcoming changes made to the site plan may affect the grading plan and will require additional zoning review prior to final approval of the grading plan. Ensure that any changes that are required to be made to the site plan are also made to the grading and landscape plan sheets.

SUMMARY: Engineering has received and reviewed the revised grading plan sheets as part of the Development Package submittal for Texas Roadhouse D10-0039. Engineering recommends approval of the grading permit application with the following conditions to be completed during grading construction.

GRADING PERMIT CONDITIONS:
The following 7 conditions apply to grading permit T10BU01654:
1) Call for PDSD Engineering Inspection meetings. For a PDSD Engineering Inspection, call IVR (740-6970), or schedule with a Customer Service Representative at the Development Services Department, or contact DSD Engineering at 837-4888, or schedule inspections online at: http://www.ci.tucson.az.us/dsd/Online_Services/Online_Permits/online_permits.html
2) A copy of the approved Grading Plans and Permits shall be kept at the site at all times, until final grading approval.
3) It is recommended that temporary erosion control devices be placed within disturbance limits at locations where stormwater runoff exits grading limits to prevent debris, construction silt, and/or chemicals from entering any drainage ways that eventually discharge into downstream receiving waters.
4) Call PDSD Engineering to discuss proposed revisions. Revisions to the design may be required prior to any revised construction activity, to determine whether additional details, calculations, drainage report, or a revised grading plan is needed, or, whether changes may be provided on as-builts. All work completed without approval is subject to Stop Work Order.
5) If grading construction is expected to last longer than the expiration date of the grading permit, contact PDSD to renew/extend the Grading Permit. If Final Grading Inspection has not been completed before the Grading Permit expires, and the permit has not been renewed, additional fees and reviews may be required.
6) A construction access plan may be required to be revised / submitted to the City of Tucson for review and approval.
7) The permitee shall notify PDSD when the grading operation is ready for final grading inspection. As-built Final Revised Grading Plans are required per DS Sec.11-01.16, and shall be submitted prior to final grading inspection. Include Engineer of Record substantial completion letter and cover letter itemizing any as-built changes, and submit completion package to the PDSD Permit Clerks under the activity T10BU01654.
