Site Plan OK Board of adjustment for Variance required for:

1. Per LUC Sec. 3.2.5.3.C. Detached accessory structures are not allowed in the buildable area extending the full width of the lot between the principal structure and the front street lot line, except for terraces and steps not over three (3) feet high above the natural grade, paved areas, and fences or walls. Cistern is located in the front yard.
2. Per LUC Section 3.2.6.4, R-3 Zone, Development Designator "P", Perimeter Yard Indicator "CC" the required perimeter yard setback is 10'-0" or 3/4 the height of the exterior wall. Based on a cistern height of 7.5' the required perimeter yard setback to the south property line is 10.0', provided perimeter yard setback is 4.0'
