1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan at this time.

2. While zoning acknowledges that the grading plan is in substantial zoning compliance with the approved version of the development plan, as it relates to the Zoning review purview, the grading plan cannot be approved at this time. As of this Zoning review the DSD Engineering or Landscape review sections have not completed their review of the grading plan.

3. Zoning will re-review the grading plan on the next submittal for any possible changes due to or as a result of any Engineering or Landscape comments and compare it to the approved development plans to ensure compliance. Additional comments may be forthcoming.

RESUBMITTAL REQUIRED: Grading Plan, SWPPP and Drainage Statement.

The Grading Plan (GP) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Grading Plan:
1. Please include a detailed response letter to the comments along with the corrected copies of the GP.
2. The refuse enclosure is situated in a position that the service vehicle will have to reverse more than the allotted distance of 40' and would also have to traverse the parking lot to exit the site. In doing so, the vehicle will also encroach onto the Tucson Mall entrance road. At times this entrance road can be very busy and this would create an adverse situation. Perhaps a repositioning of the enclosure and skewed to the east would eliminate both of these concerns.
3. Include a note on the plans that the refuse collection will be performed by a private company.
4. List grading plan no. (T10BU01167) on each sheet.
5. Show all symbols in the legend. The fence indication, a circle with a connecting line, isn't too clear what it is on the plans. Perhaps including it in the legend or by calling it out more would suffice.
6. On section b-b of the cross-section details shown on 3/7, an interceptor swale or landscape area is shown. However, on the plan view, its position, depth or inverts/flow are not shown. Clarify on the plans.
7. Include "Contact Permits and Codes at (520) 791-5100 for permit information" or thereof on general note 23.
8. Call out peak discharges entering and exiting the site.
9. The catch basin and aprons per City of Tucson standard detail no. 309 are not traffic rated (off roadway location only). An alternate detail must be selected. If any of the details selected are to be modified, than the modifications shall be shown with a detail on the plans including but not limited to steel reinforcement, slope and length of apron for traversability.
10. The refuse enclosure detail, 1/7, shows a trench drain. What are the inverts of the trench drain, where does the trench drain to and if the trench does drain into the private sewer, where is the private sewer design (inv., grease separator ect.) shown?

Drainage Statement:
1. The DS has been accepted by engineering. Include the DS along with the GP re-submittal.

Storm Water Pollution Prevention Plan:
2. 1. The SWPPP has been accepted by engineering. Include the SWPPP along with the GP re-submittal.
