Engineering Division does not recommend approval of the grading plan application at this time. The following items need to be addressed: GRADING PLAN COMMENTS: 1) The grading plan can not be approved until verification that the site layout, details, locations, dimensions, and plan profiles match the approved site plan. All items on the grading plan must match the site plan plus provide additional construction information on the grading plan sheets for construction purposes. The grading plan was stamped by the civil 16JUL09 and the last approved site plan was stamped on 20OCT09. The grading plan submitted does not reflect all the revisions to layout and detail design that is on the approved site plan. Revise the grading plan to meet all requirements of the site plan and Drainage Report. Further comments may be forthcoming after revising the grading plan to match the site plan sheets. 2) Revise the title block of the grading plan to reflect the correct title as shown on the last approved site plan. The project is for Apartments and not Condominiums. 3) Provide a general note on the grading plan to state the following: "Call for a Pre-construction meeting prior to start of earthwork. To schedule a DSD Pre-construction meeting, SWPPP inspection or general Engineering Inspections, call IVR (740-6970), or schedule with a Customer Service Representative at the Development Services Department, or contact DSD Engineering at 791-5550 extension 2101, or schedule inspections online at: http://www.ci.tucson.az.us/dsd/Online_Services/Online_Permits/online_permits.html 4) Refer to comments from Ron Brown, RA Structural Plans Examiner for any handicap accessibility comments that maybe associated with this project. 5) A right-of-way use permit application will be required prior to construction for all improvements within the public right-of-way. Revise the SWPPP according to these comments: 7) Part III.A.3 and VIII.J.2: Ensure the SWPPP is signed by a person meeting the certification requirements of Permit Part VIII.J. Specifically the owner certification and engineer certification forms must be signed prior to SWPPP approval. 8) Part III.C.3: Include a site map completed to scale that matches the layout of the approved site plan and proposed grading plan. 9) Part III.D.3: Include a copy of the completed NOI form that was/will be submitted to ADEQ. The signed NOI is required prior to SWPPP approval. GENERAL COMMENTS: Please provide a revised grading plan and SWPPP that addresses the comments provided above. Include a comprehensive response letter addressing in detail responses to all of the above comments. Enclose "redlines" with the resubmittal package.
