When a natural area is designated, that area must be excluded from the ACS calculation. The ACS (less natural area) must be revised so that the denominator of expression excludes the natural area. (LUC 2.8.1.6 A.2) 2. When the existing house was constructed, the area disturbed by grading and construction activities exceeded the area shown as developable area on the exhibit. The disturbed area may have to be mitigated before the plat is approved. 3. Clearly indicate that the graded slope areas are included in the gradable area. 4. Discuss how the cut slopes on proposed lot 3 meet the requirements of Development Standard 9-01.5.B. 5. Grading Permit T04BU00547 is expired. Grading in accordance with this permit must be completed, inspected and approved before the subdivision is approved. |
