SUBJECT: Valencia Road and Nogales Highway Offsite Improvements for Circle K, PIA T09PI0003

PROJECT: REVIEWER: Richard Leigh, DOT, Permits and Codes Section

RESUBMITTAL REQUIRED: Permits and Codes Section has reviewed the PIA Plan and does not recommend approval of the PIA Plan at this time. The following comments need to be addressed in the next submittal.

1. The proposed channel, on the southwest corner of Valencia Rd and Nogales Highway, is not acceptable. Existing drainage patterns must be maintained. According to the existing topography, it appears that these flows originally entered the project site at a low point at approximately Sta. 3185+61, LT. (Nogales Highway). Off-site flows should continue to enter the subject site at this point, thus eliminating the need for the proposed channel Any proposed drainage structures will require supporting hydrologic and hydraulic analysis submitted for review.

2. Provide a concrete bus pad based on ADOT Standard Detail C-05-50. Depict and call out in plan view and provided complete details.

3. Include recordation information of Final Plat on cover sheet.

4. Provide safety railing per COT Development Standards DS 3-01.4.2.F for the ramp leading from the bus pad area to on-site.

2. See redlines on the submitted drawings and address the additional redline comments. During the next submittal please re-submit the roll of redlines for back checking purposes.
