06/09/2009 | LOREN MAKUS | ENGINEERING | REVIEW | Approved | June 10, 2009 (Special Inspection Required) The applicant is authorized to use a portion of the flood hazard area (FEMA Zone AE, Panel 2227) in the City of Tucson, Arizona, on the property described as 400 North 2nd Avenue (Tucson High School) for the purpose of constructing a new practice gym and a new parking structure along with associated site improvements. The applicant agrees to comply with City of Tucson Floodplain and Erosion Hazard regulations, and are particularly bound by the conditions stated below. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Land Use Code, or any other Federal, State, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson Floodplain and Erosion Hazard Regulations and Watercourse Amenities, Safety, and Habitat regulations require the issuance of an additional Floodplain Use Permit. The following conditions shall apply to this permit. 1. All work shall conform to the improvement plans submitted as Activities T09CM00849 and T09CM00917 which are made part of this permit. 2. The lowest finished floor and all associated facilities of the buildings in the property under this permit shall be placed a minimum of 2387.95 feet above mean sea level, NGVD 1929, as Certified by a Registered Land Surveyor. This certification must be completed and returned to the Development Services Dept., Engineering Section on the first Floor of the County/City Public Works Building at 201 N. Stone Avenue. 3. An elevation certificate must be completed before the foundation is poured and an additional certificate will be required once the foundation is complete. 4. Except as approved by the City Engineer prior to the start of construction, development under this permit shall not obstruct, retard or divert the existing flow of floodwaters from or to adjacent properties. 5. Any additional development including construction of walls or fences will require separate floodplain use permits 6. This permit becomes invalid and is subject to additional floodplain review, if any required development permit(s') changes the configuration of the structure and or site development. This Floodplain Use Permit will be automatically revoked and becomes invalid for non-compliance to conditions set forth in this permit. The applicant is authorized by the City Engineer to receive a floodplain use permit subject to the above referenced conditions and restrictions. |
