For the purpose of a LOT SPLIT, splitting an existing lot into 2 lots for future development. The applicant agrees to comply with City of Tucson Floodplain and Erosion Hazard, and Watercourse Amenities, Safety and Habitat regulations, and is particularly bound by the conditions stated below. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Land Use Code, or any other Federal, State, County, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson Floodplain and Erosion Hazard Regulations and Watercourse Amenities, Safety, and Habitat regulations require the issuance of an additional Floodplain Use Permit. The following 10 conditions apply to this permit: 1) This permit becomes invalid and is subject to additional floodplain review if there is any disturbance within the floodplain. This floodplain use permit may be subject to conditions or restrictions designed to reduce or mitigate the potential damage or hazard to life or property resulting from the lot split within the regulatory floodplain, floodway or erosion hazard areas as determined by the project engineer and accepted by the City of Tucson. 2) Lot Split approved for Lots A and B based on the Drainage Statement for 1310 S Rosemont Ave (JE Fuller Hydrology and Geomorphology, 30JAN09) and the civil stamped exhibit (06FEB09) that was stamped approved by the City of Tucson for the lot split application. 3) All future building must have their finished floor elevation (FFE) set 1-foot above the calculated water surface elevation (WSEL) per the report. Per the report the WSEL=2572.6 (NAVD88); FFE=2573.6 (NAVD88). Elevation Certificates will be required for all structures per Tucson Code Chapter 26.5.2. 4) All structures are to remain outside of the erosion hazard setback per the exhibit. 5) Any additional future disturbance of the floodplain shall have separate floodplain use permit applications submitted to this office for review and approval. 6) See the associated activity S09-007. 7) This permit is specific to the improvements for 1310 S Rosemont Ave as indicated on the approved lot split application. It shall not apply to any structure or improvement. This Floodplain Use Permit will be automatically revoked and becomes invalid if conditions are not complied with, as set forth in this permit.
