This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the entire site. 2. This site is comprised of two (2) separate parcels. As neither parcel can stand alone and operate separately from the other a lot combination is required. Prior to approval of this site plan provide a copy of the approved Pima County Combination Request Form, and a copy of the recorded Covenant Regarding Development and Use of Real Property along with the recordation information, docket and page. 3. Based on future MS&R widening for Campbell Avenue and 6th Street it does not appear that the proposed project will meet the requirements of the Land Use Code and Development Standards when the widening of the MS&R's is done. Either design this project to meet the future MS&R widening for provide a future site plan that shows how this site will meet all requirements Land Use Code and Development Standards once the MS&R widening is done. The future site plan should meet all requirements of D.S. 2-02.0 4. D.S. 2-02.2.1.A.2 Provide a property description, legal description, on the plan. 5. D.S. 2-02.2.1.A.3 Provide a project address on the plan 6. D.S. 2-02.2.1.A.6 There appears to be a patio cover located at the northwest corner of building 2. Clarify what the dashed line represents and provide a height if applicable. 7. D.S. 2-02.2.1.A.7 Provide building elevations for both buildings so that perimeter yard requirements can be verified. 8. D.S. 2-02.2.1.A.7 The following items are comments regarding perimeter yard setbacks; East setback listed for Building 1 is based on a perimeter yard indicator "CC". Per LUC Section 3.2.6.4 the required perimeter yard to the east, commercial zone, is (H) the height of the structure. South and West Setbacks listed for Building 1 to the street are based on LUC Section 3.2.6.5.B & Table 3.2.1.I, ADT of 1,000 or greater, 21' or the height of the structure measured from the back of future curb for both Campbell and 6th. North setback is not applicable as this is interior to the site and not effected by a property line. East setback listed for Building 2 is based on a perimeter yard indicator "BB". Per LUC Section 3.2.6.4 the required perimeter yard to the east, R-2 zone, is 10' or 3/4(H), the height of the structure, which ever is greatest. Based on a 25' wall height the required setback is 18'-9" South setback is not applicable as this is interior to the site and not effected by a property line. West Setbacks listed for Building 1 to the street are based on LUC Section 3.2.6.5.B & Table 3.2.1.I, ADT of 1,000 or greater, 21' or the height of the structure measured from the back of future curb for both Campbell and 6th. North setback is not applicable as this is interior to the site and not effected by a property line. North setback listed for Building 2 is based on a perimeter yard indicator "BB". Per LUC Section 3.2.6.4 the required perimeter yard to the east, R-2 zone, is 10' or 3/4(H), the height of the structure, which ever is greatest. Based on a 25' wall height the required setback is 18'-9" All structures including patios and balconies area required to meet setbacks. Until building elevations have been provided the required setbacks cannot be verified. All street perimeter yard setbacks for this project are measured from the back of future curb. Provide dimensions from the back of future curb to the proposed buildings. 9. D.S. 2-02.2.1.A.8 Provide an accessible vehicle parking spaces detail. 10. D.S. 2-02.2.1.A.8 The vehicle parking space calculation shows 17 spaces, 5 garage spaces, provided. Clearly indicate on the plan where the garage spaces are located. 11. D.S. 2-02.2.1.A.10 Show future sight visibility triangles (SVT) on the plan based on future curb location. 12. D.S. 2-02.2.1.A.12 Per D.S. 2-08.3.1 within all development, a continuous pedestrian circulation/accessible route, sidewalk, is required. This continuous pedestrian circulation/accessible route must connect all public access areas of the development and pedestrian circulation path located in any adjacent streets. The areas within the development which must be connected include, but are not limited to, all buildings, all bicycle and vehicle parking areas, all recreation areas, all dumpster areas, and all other common use areas. That said clearly show on the plan how the required continuous pedestrian circulation/accessible route, sidewalk, is provided to 6th Avenue and the required connect between the two builds. 13. D.S. 2-02.2.1.A.12 As this project is considered a commercial site all vehicle use areas must meet commercial standards. That said the access to the single vehicle parking space shown just west of Building 2 does not meet these requirements. Per LUC Section 3.3.7.2 the minimum width for a two-way parking area access lane is 24'-0" 14. D.S. 2-02.2.1.A.13 If applicable show the location, type, size, and height of existing and proposed signage on the plan. 15. D.S. 2-02.2.1.A.18 Label Campbell and 6th as an "MS&R". 16. D.S. 2-02.2.1.A.25 If applicable show the existing and proposed site lighting on the plan. 17. D.S. 2-02.2.1.A.28 Provide the existing zoning for the parcels located across both streets. 18. D.S. 2-02.2.1.A.31 Provide the existing use on the site plan. The following calculations are required on the site plan: 19. D.S. 2-02.2.2.A.3 Provide a lot coverage for each zone, C-1 and R-2 that shows the building square footage, vehicle use area and the total. 20. D.S. 2-02.2.2.A.4 The Bicycle parking calculation is not correct. Per LUC Section 3.3.4 Multifamily Dwellings 0-70 units/acre no bicycle parking spaces are required. Key note no. 24 on sht. 2 of 4 indicates that water harvesting areas are to be depressed a minimum of 6" and the landscape plans are calling out a 12" depression. The depth for the depressed water harvesting areas shall be a maximum of 6". If the water harvesting areas are to remain at a depth greater than 6", than percolation tests shall be required with the results compiled in a drainage report. See DS comments. 10. The furthest most parking stall located in front of building 2 is adjacent to a pedestrian refuse area (sidewalk) and shall be separated by a physical barrier per D.S. 3-05.2.3.C.1. 11.
