COMMENTS: the following comments are relative to an application for a Design Development Option (DDO).


This Site requires a DDO for the setback to the south property line. This site is in the R-1 Zone (LUC Section 2.3.4.2.A.1). The Development Designator is "G" (LUC Section 3.2.3.1.B) and the Perimeter Yard Indicator AA (LUC Section 3.2.6.4).

The minimum setback to the south property line is the greater of six feet or two-thirds the height of the structure's wall facing the property line. The height of the structure's wall facing the south property line is fourteen (14) feet. The minimum setback to the south property line is nine (9) feet, four (4) inches (LUC Section 3.2.6.4). The proposed setback is six (6) feet, eight (8) inches.
