This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the area of expansion only. 2. D.S. 2-02.2.1.A.2 Provide a property description, legal description on the site plan. 3. D.S. 2-02.2.1.A.5 Provide overall lot dimensions and bearings for the entire site. 4. D.S. 2-02.2.1.A.6 For all existing and proposed buildings and structures provide the size, height, overhangs, and canopies. 5. D.S. 2-02.2.1.A.12 Per D.S. 2-08.3.1 within all development, a continuous pedestrian circulation/accessible route, sidewalk, is required. This continuous pedestrian circulation/accessible route must connect all public access areas of the development and pedestrian circulation path located in any adjacent streets. The areas within the development which must be connected include, but are not limited to, all buildings, all bicycle and vehicle parking areas, all recreation areas, all dumpster areas, and all other common use areas. Per D.S. 2-08.5.1.C Composition. Sidewalks will be constructed of: 1. Portland cement concrete, four (4) inches thick, with a smooth or broom finish; or 2. Brick pavers set in a bed of cement; or 3. Any surface equivalent in smoothness, hardness, and durability. Asphalt or asphaltic concrete may be used only for jogging paths, nature trials which are part of an accessible route, and pedestrian refuge areas which are not required to be connected to the pedestrian circulation path. That said there are; 1. "8 FT. WIDE ASPHALT MULTI USE PATHS" called out throughout the plans that appear to be part of the required pedestrian circulation path. These paths must meet the requirements of D.S. 2-08.5.1.C 2. The proposed "STABILIZED DECOMPOSED GRANTITE PATH" appears to be part of the required pedestrian circulation path. These paths must meet the requirements of D.S. 2-08.5.1.C 6. D.S. 2-02.2.1.A.12 Per D.S. 3-05.2.3.C.1 A vehicular use area must be provided with post barricades or wheel stop curbing designed to prevent parked vehicles from extending beyond the property lines; damaging adjacent landscaping, walls, or buildings; or overhanging adjacent sidewalk areas or unpaved areas on or off site and to prevent vehicles from driving onto unimproved portions of the site. This said the some type of barrier is require to prevent vehicles for driving off the proposed "24' - WIDE ENTRY ROAD" onto the unimproved areas. 7. D.S. 2-02.2.1.A.13 If applicable show the location, type, size, and height of existing and proposed signage on the plan. 8. D.S. 2-02.2.1.A.20 If applicable show all easements of record must be graphically shown on the plan together with recording docket and page reference. 9. D.S. 2-02.2.1.A.28 Show the R-2 zone located along the southeast portion of this site. 10. D.S. 2-02.2.1.A.31 Provide the existing and proposed use on the site plan. The existing use should be listed as "NEIGHBORHOOD RECREATION "6", SUBJECT TO SEC. 3.5.13.2 AND SEC. 3.5.13.3" and "GOLF COURSE "1", SUBJECT TO: SEC. 3.5.6.3". The proposed use should be listed as "NEIGHBORHOOD RECREATION "6", SUBJECT TO SEC. 3.5.13.2 AND SEC. 3.5.13.3" The following calculations are required on the site plan: 11. D.S. 2-02.2.2.A.1 Provide the Gross lot area of the entire site on the site plan. 12. D.S. 2-02.2.2.A.2 Floor area for each building for the entire site. 13. D.S. 2-02.2.2.A.3 Provide a lot coverage calculation that meets the requirements of LUC Section 3.2.9 LOT COVERAGE and a floor area ratio (FAR) that meets the requirements of LUC Section 3.2.11. The calculations should include the allowed and proposed lot coverage and FAR. 14. D.S. 2-02.2.2.A.4 The vehicle and bicycle parking calculation includes the entire site i.e. park & golf course etc. Until all existing and proposed building square footage is provided the vehicle parking cannot be verified. The calculation is not clear, provide the square footage along with the vehicle parking ratio used for each calculation. 15. D.S. 2-02.2.2.A.5 Until all existing and proposed building square footage is provided the loading space requirements cannot be determined. Provide a loading space calculation that includes the number required and the number provided. 16. D.S. 2-02.2.2.A.6 Percentage of building or lot area expansion. If the building(s) or lot area have been previously expanded, those calculations shall be included. 17. Depending on how the above comments are addressed addition comments may be forth coming.
